Swampscott August Sales Range From $382,500 To $2,050,000 As Median Holds At $740,000

SWAMPSCOTT -- Fourteen property deeds were recorded in Swampscott between July 31 and Aug. 29, ranging from a $382,500 condominium unit to a $2,050,000 waterfront sale at Lincoln House Point. Only seven of the 14 transactions disclosed a sale price; the remainder were largely transfers between family members or into trusts.

MARKET OVERVIEW

Of the 14 recorded deeds, seven listed a sale price, ranging from $382,500 to $2,050,000. The median price among those seven disclosed sales was $740,000. The other seven transfers, exactly half the month's total, carried no listed consideration, a pattern common in deed records for trust and estate transfers. 96 Burpee Road Unit 96 sold for $890,000 on Aug. 26. The seller was 96 Burpee LLC; the buyer was Chenxin Yan.

12 Boynton Street sold for $740,000 on Aug. 28. The seller was Christopher A. Robinson, trustee; the buyer was Elsa Fecke White.

11 Bristol Avenue Lot 335 sold for $700,000 on Aug. 28. The seller was Debra Smith Milberg, trustee; the buyer was Priscilla A. King.

NEIGHBORHOOD BREAKDOWN

No street in the dataset recorded more than one priced sale, so no single-street cluster emerged this period. Grouped by price tier, one of the seven disclosed sales fell under $500,000: 3 Gooseneck Lane Unit 127 at $382,500. Four fell between $500,000 and $1 million: 6 Elmwood Road Lot 3 ($679,000), 11 Bristol Avenue Lot 335 ($700,000), 12 Boynton Street ($740,000) and 96 Burpee Road Unit 96 ($890,000). Two sales topped $1 million: 91 Nason Road Lot 5 ($1,040,000) and 31 Lincoln House Point Lot 2 ($2,050,000). Six of the 14 recorded deeds, 43 percent, were transfers where the grantor and grantee shared the same surname, moving property from an individual into a trust held in that person's own name: Carol Phillips to Carol Phillips, trustee, at 16 Juniper Road; Richard Pollard Jr. to Pollard Living Trust at 76 Roy Street; Ellen Marino to Louis Marino, trustee, at 274 Puritan Road; Martin Dagostino to Martin Dagostino, trustee, at 90 Magnolia Road; David Polstein to David Polstein, trustee, at 71 Greenwood Avenue; and Norma Cadiff Finn to Norma R. Finn, trustee, at 107 Bay View Drive. None of these six listed a sale price. Deed records do not indicate the reason for these transfers.

Most of the month's addresses, 11 of 14, carried lot or unit designations indicating condominium, condex or multi-unit ownership rather than standalone single-family parcels. Bedroom, bathroom and square-footage figures were not available in the deed data and are omitted.
