Single $13.6 million sale dominates otherwise modest Danvers price range

DANVERS -- Eleven property transfers were recorded at the Essex South Registry of Deeds for Danvers addresses between Sept. 11 and Oct. 10, with sale prices ranging from $655,000 to $13.6 million where prices have been recorded so far.

MARKET OVERVIEW

The registry recorded 11 deed transfers for Danvers properties in the period, with sale prices available for six of them at this writing. Among those six, prices ranged from $655,000 to $13,600,000, and the median sale price was $865,000. Five of the 11 transfers show no price yet; that typically reflects data that has not yet reached the registry rather than price information being withheld. The raw count of 11 transfers, without comparable prior-month figures, does not by itself indicate whether the period was busier or quieter than usual.

TOP SALES

The month's largest transaction by far was 222 Rosewood Drive, which sold for $13,600,000 on Oct. 7. CBM Real Estate Acquisitions LLC sold the property to 222 Rosewood Drive LLC. The next-highest recorded sale was 4 Pentucket Lane, Lot 192, which sold for $970,000 on Oct. 7; Paul Croteau sold the property to Kevin Ridlon. At 69 Elm Street, Lot A, the property sold for $900,000 on Oct. 8, with 69 Elm Street Realty Trust transferring the property to 69 Elm Street Trust LLC. At 33 Putnam Street, the property sold for $830,000 on Oct. 6; Kevin Ridlon, the buyer in the Pentucket Lane transaction, sold this property to Alison Keppler. At 129 Collins Street, the property sold for $750,000 on Oct. 6, with Keith Alan Durkee selling to Hoyle Construction Inc. Bed, bath and square-footage figures were not available from the deed records for any of these sales.

NEIGHBORHOOD BREAKDOWN

Collins Street saw two transfers in the period: 129 Collins Street sold for $750,000, while 11 Collins Street, Lot 3, changed hands with no price yet recorded, as James M. Glowik transferred the property to Glowik as trustee. Among sales with recorded prices, four of six fell between $655,000 and $970,000: 5 Trask Street ($655,000), 129 Collins Street ($750,000), 33 Putnam Street ($830,000), 69 Elm Street ($900,000) and 4 Pentucket Lane ($970,000). The single transaction over $1 million, 222 Rosewood Drive at $13.6 million, stood apart from the rest of the period's activity in both price and scale.

MARKET NOTES

Five of the 11 recorded transfers in the period involved a grantor transferring property to themselves or a family member as trustee, or to a family trust: 12 Burley Farm Road (Carolyn Abram to Stephen D. Viviano Jr. as trustee), 3 Salvatore Circle (Charles W. Kilroy to Charles William Kilroy as trustee), 14 Bradstreet Avenue (Nicholas R. Mustacchio to himself as trustee), an address listed only as "See Record" (Theodore R. Patten to the T&S Patten Family Revocable Trust of 2026) and 11 Collins Street (James M. Glowik to himself as trustee). None of these five showed a recorded sale price, consistent with their appearing to be transfers within the same family or individual rather than open-market sales. The 69 Elm Street transaction likewise moved between two related entities, a realty trust and an LLC bearing the same address. Square footage and property-type data were not available from the deed records, so no price-per-square-foot comparison could be made.
