Saugus sales top out at $12.3 million as most deeds cluster under $1 million

SAUGUS -- A commercial property transfer on Broadway drove August's headline number, but the bulk of recorded activity in Saugus stayed in more typical single-family territory, with a median sale price of $740,000.

MARKET OVERVIEW The Essex County Southern District Registry of Deeds recorded 13 property transactions in Saugus between July 31 and August 29. Sale prices were disclosed on 9 of the 13 deeds, ranging from $530,000 to $12,300,000, with a median of $740,000 among disclosed sales. Thirteen recorded transactions over a four-week span is a moderate pace based on the raw count alone, with the bulk of disclosed-price sales, seven of nine, falling between $500,000 and $1 million.

TOP SALES The month's largest transaction by far was 1450 Broadway, which sold for $12,300,000 on Aug. 28. Venture Holding I Limited Partnership sold the property to 1450 Broadway LLC. At 51 Walnut St. (Lot C), Carlo Manzo sold to 51 Walnut St. LLC for $1,425,000 on Aug. 25. At 6 Woodland Ave. (Pt. Lot 12), Lisa Marie Baglieri sold to Gustavo A. Gomez-Gomez for $900,000 on Aug. 28. At 5 Bradford Ter., Gladys Padilla sold to Jaber Valinejad for $799,900 on Aug. 24. And at 211 Lynn Fells Parkway, Angela Lavoie sold to Ildefonso Antonio Lainez for $740,000 on Aug. 24, matching the period's median.

NEIGHBORHOOD BREAKDOWN No two disclosed-price sales in this period shared a street name, so no single-street cluster emerged. By price tier: seven of the nine disclosed-price sales fell in the $500,000-to-$1-million range, including 16 Randall Rd. ($530,000), 70 Clifton Ave., Lots A & B ($540,000), 19 Magnolia St., Lots 198-201 ($622,000), 9 Hood St., Lot 7 ($699,000), 211 Lynn Fells Parkway ($740,000), 5 Bradford Ter. ($799,900) and 6 Woodland Ave. ($900,000). Two sales exceeded $1 million: 51 Walnut St. ($1,425,000) and 1450 Broadway ($12,300,000). No disclosed-price sales fell below $500,000.

MARKET NOTES Four of the 13 deeds recorded during the period did not disclose a sale price: 18 Gilway, Lot 24; 5 Dale Street; 47 Appleton St.; and 31 Blacksmith Way. All four followed a similar pattern, a property moving from an individual owner to a trust bearing the same family surname, specifically Bono to Bono, Kappa to Kappa, Strychalski to Strychalski, and Armata to Armata. These no-consideration, same-family transfers are common in deed records and are not evidence of a private sale price. Separately, two of the period's highest-value transactions, 1450 Broadway and 51 Walnut St., involved buyers organized as limited liability companies, distinct from the individual buyers recorded on the remaining sales. Bedroom, bathroom and square-footage figures are not available in registry deed data and are omitted from this report.
