SAUGUS -- Fifteen properties changed hands in Saugus between July 24 and Aug. 22, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with disclosed sale prices ranging from $563,000 to $1,016,000.

MARKET OVERVIEW

The registry recorded 15 property transfers in Saugus during the period. Of those, 11 deeds listed a sale price; the other four were recorded without a disclosed consideration amount, which is common for certain deed types, including several trust and estate transfers described below. Among the 11 disclosed-price sales, prices ranged from $563,000 for 73 Sweetwater St to $1,016,000 for 9 Hammersmith Dr Lot 121, with a median of $720,000. The dataset does not include figures from prior months or from other towns, so whether 15 transfers represents an active or quiet stretch for Saugus cannot be determined from the count alone.

Romero for $900,000 on Aug. 21; both parties share the surname Romero. At 53 Gates Rd Lot 283-286 Inc, Bonnie Turner sold to Pierre Wildens Nicolas for $875,000 on Aug. 14. At 86 Main St Lot A, David Meehan, trustee, sold to Christopher Hernandez for $830,000 on Aug. 17.

NEIGHBORHOOD BREAKDOWN

Stillings Road was the only street with more than one recorded sale: 16 Stillings Rd Lot 52 changed hands with no price disclosed, while 6 Stillings Rd Lot B-1 sold for $660,000. No other street had more than one transfer in the period.

Among the 11 disclosed-price sales, one closed under $600,000: 73 Sweetwater St at $563,000. Four fell in the $600,000-to-$699,000 range: 137 Central St ($615,000), 2703 Lewis O Gray Dr Un 2703 Bldg 27 ($635,000), 6 Stillings Rd Lot B-1 ($660,000) and 20 Burrill St Lot 51 & 52 ($673,000). Three fell between $700,000 and $899,000: 3 Tuscan Ave Lot B ($720,000), 86 Main St Lot A ($830,000) and 53 Gates Rd Lot 283-286 Inc ($875,000). Two fell between $900,000 and $999,000: 62 Western Ave ($900,000) and 7 Taylor St Lot 7 ($920,000). One sale, 9 Hammersmith Dr Lot 121, topped $1 million at $1,016,000.
