Salem Sale Prices Cluster Below $500,000 Over Past Month

SALEM -- Fifteen property transfers were recorded in Salem during the four weeks ending Aug. 22, with disclosed sale prices ranging from $375,000 to $720,000 and a median of $485,000 among the seven transactions that listed a price.

MARKET OVERVIEW The Essex County Southern District Registry of Deeds recorded 15 Salem property transfers between July 24 and Aug. 22. Of those, seven listed a sale price, ranging from $375,000 to $720,000, with a median of $485,000. The other eight transfers carried no disclosed consideration. A count of 15 recorded deeds in a four-week span reflects a moderate volume of recorded activity; the data alone does not indicate whether the period was more or less active than other months.

TOP SALES The highest-priced recorded sale was 15 1/2 River St, which sold for $720,000 on Aug. 19. Pamela J. Ciulla was the seller and Jessica Poppel November the buyer. The condominium unit at 114 Margin St Un 2 sold for $710,000 on Aug. 20; Kyle S. Marcolini was the seller and Andrew Wilson Drennan the buyer. The unit at 49 Essex St Un 2R sold for $550,000 on Aug. 20, with Eric G. Duhaime as seller and Adam Shoemaker as buyer. The unit at 3 Preston Rd Un 1 sold for $485,000 on Aug. 18; Emily Planz was the seller and Jon Goodwin the buyer. Rounding out the top five, 35 Flint St Un 106 sold for $480,000 on Aug. 21, with Joshua Carabello as seller and William W. Mead as buyer.

NEIGHBORHOOD BREAKDOWN Two recorded sales shared Essex Street: 49 Essex St Un 2R sold for $550,000 and 42 Essex St Un 1 sold for $425,000, both on Aug. 20. By price tier among the seven disclosed sales, four fell under $500,000: 245 Lafayette St Un 1H at $375,000, 42 Essex St Un 1 at $425,000, 35 Flint St Un 106 at $480,000 and 3 Preston Rd Un 1 at $485,000. Three fell between $500,000 and $1 million: 49 Essex St Un 2R at $550,000, 114 Margin St Un 2 at $710,000 and 15 1/2 River St at $720,000. No recorded sale in the period disclosed a price above $1 million. The eight transactions without a disclosed price were spread across Osborne Hill Drive, Washington Square, Proctor Street, Willow Avenue, Conners Road, Water Street, English Street and Witch Way.

MARKET NOTES Twelve of the 15 recorded transfers involved addresses with a unit or lot designation, indicating condominiums or similar multi-unit properties; the remaining three, at Washington Square, River Street and English Street, did not carry such a designation. Six of the eight transactions with no disclosed price involved a grantor and grantee with matching or closely matching names: 68 Proctor St Lot 3 (Susan A. Rielly to Susan Ann Rielly, trustee), 21 Willow Ave Un A (Tyler Smith to Tyler Smith, trustee), 12 Conners Rd Lot 9 (Courtney Porcella to Courtney Porcella), 2-5 Water St Un 6 (John M. Priest Jr. to John M. Priest Jr., trustee), 44-46 English St (Jerrie Nadine Kispaugh Hildebrand to Jerrie Nadine Kispaugh Hildebrand, trustee) and 12 Witch Way Lot 23 (Nguyen H N to Nguyen H N T). These appear to be transfers of property into a trust rather than sales to a new owner; the registry data does not disclose the reason for each transfer. No sale price was disclosed for any of the six.
