Salem Median Home Sale Price Reaches $895,000 Amid Wide-Ranging Prices

SALEM -- Fourteen residential deeds were recorded in Salem between July 17 and Aug. 15, with disclosed prices ranging from $105,000 to $1.25 million. A property on Essex Street topped the period at $1.25 million, while five of the 14 transfers, several involving owners moving property into their own trusts, carried no disclosed price.

MARKET OVERVIEW

The Essex County Southern District Registry of Deeds recorded 14 Salem property transfers during the period, nine of which disclosed a sale price. Among those nine, prices ranged from $105,000 to $1.25 million, with a median sale price of $895,000. No prior-period data was available for comparison, so the raw count of 14 transfers does not by itself indicate whether the period was more or less active than usual.

TOP SALES

The highest-priced sale was 412 Essex St., which sold for $1.25 million on Aug. 12. The seller was listed as Cecile Mattei, trustee, and the buyer as LD Salem LLC.

90 Federal St., Unit 2, sold for $1.2 million on Aug. 14. The seller was the Frances E. Flaherty Living Trust and the buyer was Nancy Zawacki.

12 Northey St. sold for $955,000 on Aug. 14, with Philip C. Higgins as seller and Laura Jessie Urciuoli as buyer.

14 Greenlawn Ave., Lot 4, sold for $930,000 on Aug. 13. Anthony W. Stevens was the seller and Christopher Emma the buyer.

59 Summer St., Lot A, sold for $895,000 on Aug. 13, with Daniel R. Finamore as seller and James E. Doyle as buyer.

NEIGHBORHOOD BREAKDOWN

No street had more than one recorded sale during the period, so transfers are grouped here by price tier. Under $500,000: three sales, at 141 Washington St., Unit 3 ($105,000), 18-4 Weatherly Dr. ($435,000) and 84D Wharf St., Unit 4 ($499,000). Between $500,000 and $1 million: four sales, including a property listed only as "see record" that sold for $563,000, along with 59 Summer St., 14 Greenlawn Ave. and 12 Northey St. Above $1 million: two sales, 90 Federal St. and 412 Essex St. The remaining five transfers, at 21 Puritan Rd., a property listed as "see record," 3 Sunset Rd., 8A Andrews St. and 410 Jefferson Ave., carried no disclosed price.

MARKET NOTES

Four of the five transfers without a disclosed price involved an owner transferring property to a trust in their own name: Julie E. Bunn to the Julie Bunn Irrevocable Trust at 21 Puritan Rd.; Gordon Angel to Gordon C. Angel, trustee, at 3 Sunset Rd.; Holly Chase to Holly L. Chase, trustee, at 8A Andrews St.; and Brian W. Doward to Brian W. Doward, trustee, at 410 Jefferson Ave. A fifth transfer, at 141 Washington St., moved between two people sharing the surname Loutrel for $105,000, well below every other disclosed price in the data set. Two of the period's sales involved limited liability companies as buyers or sellers: LD Salem LLC purchased 412 Essex St. for $1.25 million, and Salem Avalon LLC acquired a property listed as "see rec" from Massachusetts Comm, with no price disclosed. Several addresses carried unit or lot designations, including 90 Federal St., 141 Washington St., 84D Wharf St. and 8A Andrews St., indicating condominium or multi-unit properties among the period's transfers. Deed records did not include bedroom, bathroom or square-footage data for any property in this period.
