SALEM -- Fifteen residential deeds were recorded in Salem between Aug. 7 and Sept. 5, with prices ranging from $326,150 to $945,000 and a median sale price of $636,000 among the 12 transactions that disclosed a price.
MARKET OVERVIEW The Essex County Registry of Deeds recorded 15 Salem property transfers during the period. Of those, 12 included a disclosed consideration amount, ranging from $326,150 to $945,000, with a median of $636,000. The remaining three sales did not disclose a price, which is common for certain deed transfers and does not necessarily indicate a below-market or above-market transaction. Based on raw count alone, 15 recorded sales in a four-week span reflects a normal level of transaction volume for the city; the data does not provide a basis for comparison to prior months or to statewide figures.
TOP SALES The highest-priced transaction was 5 Daniels St., which sold for $945,000 on Sept. 4. Janet L. McLaughlin, trustee, was the seller; Dana Jensen was the buyer. The second-highest sale was 72-74 Butler St., Unit 2, which sold for $760,000 on Sept. 2; Christopher Durham sold to Fernando L. Nunez Caraballe. Close behind, 27 Mooney Rd., Lot 32, sold for $750,000 on Sept. 4, with Patricia D. Correale, trustee, selling to Mindy Robtoy. At 11 Adams St., Lots 13, 14 and part of Lot 12 sold for $730,000 on Sept. 3, with the Cornelius J. Crean Revocable Trust selling to Sharon F. Lindsay. Rounding out the top five, 13 Pickman Rd. sold for $710,000 on Sept. 2, with Andrew M. Ingram selling to Marissa Kowalski-Young. Bed, bath and square-footage figures were not available in the deed data for any of these properties.
NEIGHBORHOOD BREAKDOWN Essex Street had two recorded sales during the period: 434 Essex St., Unit 2R, sold for $350,000 on Sept. 4, and 266 Essex St., Unit 6, sold for $475,000 on Sept. 2.
