ROWLEY -- Thirteen properties changed hands in Rowley between Sept. 11 and Oct. 10, but only five carried a recorded sale price by the registry's latest data pull, with the highest-priced transaction, an $1.4 million sale on Railroad Avenue, standing well above the rest of the market.
MARKET OVERVIEW
The Essex County (Southern District) Registry of Deeds recorded 13 transfers in Rowley during the period. Of those, five included a sale price, ranging from $725,000 to $1,400,000, with a median of $860,000 among the priced sales. The remaining eight transfers had no price yet on file; that is normal lag in deed recording, not a sign the price was withheld. Based on raw count alone, 13 recorded transfers over a one-month span is a moderate volume for a town of Rowley's size, though the data does not include historical counts for comparison.
TOP SALES
The month's highest-priced sale was 84 Railroad Ave Pcl 2, which sold for $1,400,000 on Oct. 1. Giovanni Cassano was the seller and Stephen M. Calzini the buyer. The second-highest sale was 51 Spencer Knowles Rd Lot 32, which sold for $960,000 on Sept. 14; Neil P. McGonagle was the seller and Jeffrey J. McLean, as trustee, the buyer. Third was 189 Dodge Rd Lot 6, which sold for $860,000 on Oct. 9, with Shawn Smith as seller and Jenna A. Baldwin as buyer. Rounding out the top sales were 18 Heritage Way Un 17 Bldg 8, which sold for $800,000 on Sept. 30 (seller Eva Winkler-Kolb, buyer Christopher J. Shea), and 636 Wethersfield St Lot 4, which sold for $725,000 on Sept. 24 (seller Karen A. Herrick, buyer Frank Joseph Herrick).
NEIGHBORHOOD BREAKDOWN
Railroad Avenue saw the most recorded activity of any street, with three transfers: 7 Railroad Ave, 8 Railroad Ave and 84 Railroad Ave Pcl 2. Only the 84 Railroad Ave Pcl 2 sale carried a recorded price; the other two have no price on file yet. Wethersfield Street had two transfers, at 636 Wethersfield St Lot 4 ($725,000) and 77 Wethersfield St (price not yet available). Among the five priced sales, one fell under $800,000, two fell between $800,000 and $900,000, one was just under $1 million, and one exceeded $1.3 million.
MARKET NOTES
Of the 13 recorded transfers, seven list a grantor and grantee that appear to be the same individual or family, or a transfer into a trust: 8 Railroad Ave (Richard D. Warner to Richard David Warner, trustee), 11 Warehouse Ln (Sharon A. Emery to the Sare Trust), 33 Kathleen Cir Lot 11 (Alex S. Sanfilippo to Anthony S. Sanfilippo), 151 Central St Lot 2 (J. Peter St Clair to J. Peter St Clair, trustee), 68 Prospect St (Maureen M. Krajeski to Maureen M. Krajeski), 7 Railroad Ave (Robert F. Kilgour, representative, to Robert Kilgour), and 77 Wethersfield St (Marc G. Maravalli to the Marc Gary Maravalli Living Trust dated Sept. 1, 2026). None of these seven carried a recorded price. The six remaining transfers, between apparently unrelated buyers and sellers, account for all five sales with a recorded price plus one more, 327 Main St, still pending. Several addresses include lot, unit or building designations (Dodge Road, Kathleen Circle, Heritage Way, Wethersfield Street, Central Street and Spencer Knowles Road), suggesting a mix of subdivision and multi-unit properties alongside more conventional single parcels such as Railroad Avenue, Warehouse Lane, Prospect Street and Main Street.
