Rockport's Top Sale Tops $1.8 Million as Prices Span Wide Range

ROCKPORT -- Fifteen property deeds were recorded in Rockport between July 24 and Aug. 22, with disclosed sale prices ranging from $419,300 to $1,806,272 and a median of $565,000 among the seven transactions that included a sale price.

MARKET OVERVIEW

The Essex County (Southern District) Registry of Deeds recorded 15 Rockport property transfers in the period, though only seven listed a consideration amount. Among those seven, prices ranged from $419,300 to $1,806,272, with a median of $565,000. More than half the recorded deeds, eight of 15, carried no disclosed sale price, a pattern common with trust and estate transfers. The raw count of 15 recorded deeds in a four-week span; no prior-month data was provided for comparison.

TOP SALES

The month's highest-priced transaction was 22 Marmion Way, Unit 22, which sold for $1,806,272 on Aug. 7. The seller was 22 Marmion Way Realty Trust; the buyer was Marilyn Archibald. At 59 High St., Unit 2, the property sold for $975,000 on Aug. 20; Marc E. Bourassa sold to the Jane H. Ernstoff Trust-2014. At 184 Granite St., Lot A, the sale price was $831,000 on Aug. 18, with Brian Rano selling to Volker Schulmeyer. At 6 Parker St., Lot A, the property sold for $565,000 on Aug. 21; the seller was Appleton Grove LLC and the buyer was John Silveira. At 4B Twin Light Circle, the sale price was $548,600 on Aug. 14, with James F. Douglass selling to Kristie D. Lambert.

NEIGHBORHOOD BREAKDOWN

Two streets saw more than one transfer in the period. Granite Street recorded two sales: 40 Granite St., Lot 2 (price not disclosed) and 184 Granite St., Lot A ($831,000). Marmion Way also recorded two: 24 Marmion Way, Lot C (price not disclosed) and 22 Marmion Way, Unit 22 ($1,806,272), the month's top sale. All other recorded addresses, on Parker, High, Main, School, Pleasant, Twin Light, Eden, Middle, Phillips, Norwood and Bearskin Neck, had a single transfer each.

Among the seven sales with disclosed prices, two fell under $500,000 (176 Main St., Unit A at $419,300, and 4 Bearskin Neck, Unit 3 at $440,000); four fell between $500,000 and $1 million (4B Twin Light Circle, 6 Parker St., 184 Granite St. and 59 High St.); and one exceeded $1 million (22 Marmion Way, Unit 22).

MARKET NOTES

Six of the 15 recorded deeds involved a grantor and grantee sharing the same surname, transfers into personal trusts or between family members: Addante, Ayyagari, Peterman, Browning, Dodson and Barrett. None of these six carried a disclosed sale price. A seventh transfer, from Sharon Desmond Scott to 6 Middle Road LLC, also had no disclosed price. Four transactions involved an LLC as seller, Appleton Grove LLC, Old Harbor Rockport LLC, Eden Pines LLC and 4 Bearskin Neck LLC, three of which disclosed prices ranging from $419,300 to $565,000. Several recorded addresses referenced lot or unit designations ("Lot A," "Unit 2"), consistent with condominium or subdivided-parcel transfers rather than standalone single-family sales; bedroom, bathroom and square-footage data were not available from the deed records to confirm property type further.
