Peabody sale prices span $426,000 to $795,000 with median at $715,000

PEABODY -- Fourteen property deeds were recorded in Peabody between July 17 and Aug. 15, with eight disclosing a sale price ranging from $426,000 to $795,000 and a median of $715,000. Six of the transfers, most involving parties who share a last name, did not disclose a sale price.

MARKET OVERVIEW

The Essex South Registry recorded 14 Peabody property transfers in the period, eight with a disclosed consideration amount. Disclosed prices ranged from $426,000 to $795,000, with a median of $715,000 among the eight. Twelve of the 14 deeds were recorded within a three-day span, Aug. 12 to Aug. 14, indicating a clustered filing period rather than an even pace across the full month. Whether that reflects broader buying activity or simply registry processing timing cannot be determined from deed data alone.

TOP SALES

The highest-priced transaction was 49 Blaney Ave Lot B, which sold for $795,000 on Aug. 14; seller VU K conveyed the property to buyer SANTOS M A D. At 5 Pulver Dr Lot 20, Diana Dorsi-Pelissier sold to Deborah Filadoro-Lopez for $740,000, also recorded Aug. 14. The Finegan Nominee Realty Trust sold 29 Patricia Rd Lot 4 to Elizabeth C. Ronayne for $737,500. At 23 Kosciusko St Lot 7, Farid Niknam sold to Brendan O'Brien for $730,000, recorded Aug. 13. Cheryle J. Leonard, trustee, sold 16 Spring Pond Rd Lot 73 to Taylor S. Cash for $700,000, also recorded Aug. 13.

NEIGHBORHOOD BREAKDOWN

Fairview Avenue was the only street with more than one recorded transfer: 20 Fairview Ave Lot 7 and 21 Fairview Ave Lot 8 both changed hands Aug. 14, and neither disclosed a price. No other street had repeat activity in the period.

Among the eight sales with disclosed prices, five topped $700,000: Blaney Avenue ($795,000), Pulver Drive ($740,000), Patricia Road ($737,500), Kosciusko Street ($730,000) and Spring Pond Road ($700,000). Two fell in the $500,000-to-$700,000 range: 4 Surrey Ln Lot 96 at $680,000, sold by Wayne Wilkins, trustee, to David A. Angelo Jr., and 38 1/2 Ellsworth Rd at $530,000, sold by Alex F. Niola Plaza to Vincent Laporta. One sale was under $500,000: 15 Bourbon St Unit 68, a condominium unit, sold by DiMare C R I to Pashaj G for $426,000.

MARKET NOTES

Of the six deeds without a disclosed price, five involved a buyer and seller sharing an identical or matching name, consistent with transfers within the same family or into a trust: 6 Briarwood Ave Lot 13 (Wilfred P. Suozzo Jr., trustee, to Wilfred P. Souzzo), both Fairview Avenue units, 23 Popcahontas Dr Lot 8022 (Janice L. Worcester to Janice L. Worcester, trustee) and Blueberry Way Unit 12 (Melissa D. Wilson to Melissa D. Wilson). The one remaining undisclosed-price sale, 1 Willard St, went from William Jean Surette to SJS Realty LLC, an entity buyer rather than an individual.

The recorded transfers included a mix of single-family lot addresses and condominium units, including 15 Bourbon St Unit 68 and Blueberry Way Unit 12. Bedroom, bathroom and square-footage figures are not available from deed records and are not reported here.
