Peabody Home Prices Span $546,000 to $905,000 in Latest Recording Period

PEABODY -- Fourteen properties changed hands in Peabody between July 24 and Aug. 22, 2026, with disclosed sale prices ranging from $546,000 to $905,000, according to deeds recorded at the Essex County Southern District Registry of Deeds.

MARKET OVERVIEW The registry recorded 14 property transfers during the period. Sale prices were disclosed on nine of the 14 deeds, ranging from $546,000 to $905,000, with a median of $745,000 among those nine. The remaining five transfers, roughly a third of the total, did not include a disclosed consideration amount, a pattern common in trust, estate and family transfers. Based on the raw count alone, the period shows a steady volume of recorded transfers across a range of property types and price points.

TOP SALES The highest-priced transfer was 4 Raymond Cir, Lot 90, which sold for $905,000 on Aug. 21. Susan T. Bradshaw was the seller and Jeffrey January the buyer. At 3 Harvard St, Lot 35, the property sold for $840,000 on Aug. 21; the seller was listed as Lea Rea Trust and the buyer as J.M. Bowers. The transfer at 6 Donna St, Lot 142, closed at $820,000 on Aug. 21, with Harry Curtis's estate representative as seller and Berta C. Aguilar as buyer. At 12 Rita Rd, Lot 6, the sale price was $792,500 on Aug. 21, with Thomas O'Connor as seller and John Grossi Jr. as buyer. Rounding out the top five, 395 Lowell St, Lot 3, sold for $745,000 on Aug. 21, with Lisa M. Allen as seller and Johny J. Hercules Molina as buyer.

NEIGHBORHOOD BREAKDOWN No single street accounted for more than one disclosed sale during the period, though two undisclosed-price transfers both involved Andover Street: 256 Andover St, Lot A, and 252 Andover St, both sold by T. Garrick Steele to Catawba Associates Peabody LLC on Aug. 21. By price tier among the nine disclosed sales: three sold below $700,000 (Blaney Avenue at $546,000, Colonial Road at $640,000, and Samoset Road at $680,000); three sold between $700,000 and $800,000 (Lowell Street at $745,000, Eileen Road at $730,000, and Rita Road at $792,500); and three sold at $800,000 or above (Donna Street at $820,000, Harvard Street at $840,000, and Raymond Circle at $905,000).

MARKET NOTES Several of the period's transfers involved trusts or estate representatives rather than conventional buyer-seller transactions. Kelly, trustee (4 Eileen Rd), and Carolyn Mara Living Trust (25 Colonial Rd), while 6 Donna St was sold by an estate representative for Harry Curtis. Three additional transfers appear to move property within the same family or into a trust held by the same individual, without a disclosed price: Elizabeth I. Kalivas to Risty T. Kalivas at 15 Rainbow Cir, Natalie Ginzburg to the Natalie Ginzburg 2026 Living Trust, and Paul M. Uva to the Uva Family Trust of 2026 at 4 Jackson Ave. Most addresses in the dataset carry condominium lot designations, while 41 Samoset Rd and the two Andover Street parcels were recorded without lot numbers, suggesting a mix of condominium and other property types among the period's transfers.
