Newbury's Top July Sale Hits $1 Million as Family Transfers Dominate Filings

NEWBURY -- Fourteen property transfers were recorded in Newbury between July 17 and Aug. 15, but only five listed a sale price, with the top sale, a condominium unit on Exeter Way, reaching $1 million.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 14 property transfers in Newbury during the four-week period. Of those, five included a disclosed sale price, ranging from $580,000 to $1,000,000, with a median of $700,000 among the disclosed sales. The other nine transfers, nearly two-thirds of the total, did not include a sale price on the deed. Based on transaction count alone, 14 recorded transfers over four weeks represents a modest but steady pace of activity in Newbury. With most transfers lacking a disclosed price, the data offers only a partial view of price movement for the period.

TOP SALES

The period's highest-priced transaction was 7 Exeter Way, Lot 13, which sold for $1,000,000 on July 30. The seller was listed as Danielle Bradshaw, trustee, and the buyer as Michele L. Mercurio.

27 Central St. sold for $830,000 on July 17. Harold R. Rogers was the seller and Angela Lord the buyer.

5 Kent Way sold for $700,000 on July 31. Ann F. Powell was the seller and Graham Velji the buyer.

93 Main St. sold for $603,000 on July 30. The seller was the estate of Nina Marion Meader, and the buyer was Liam R. Spillane.

11 Newbury Neck Rd. sold for $580,000 on July 24. The seller was the estate of Timothy B. Fowler, and the buyer was John A. Bradley.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so transactions were spread across 13 distinct addresses (one entry listed only "see record" with no street address given). Grouped by disclosed price tier: no sales fell under $500,000; four sales fell between $500,000 and $1 million (11 Newbury Neck Rd., 93 Main St., 5 Kent Way and 27 Central St.); and one sale, 7 Exeter Way Lot 13, reached $1 million.
