NEWBURY -- Fourteen properties changed hands in Newbury between Sept. 11 and Oct. 10, but sale prices have reached registry data for only three of them so far, ranging from $819,000 to $995,000.

MARKET OVERVIEW Fourteen sales were recorded in Newbury during the period, but only three carry a sale price in the registry data as of this report: $819,000, $824,900 and $995,000. That puts the recorded price range at $819,000 to $995,000, with a median of $824,900. Prices for the other 11 transactions are not yet available; sale amounts typically appear in the registry's data within about a week of recording, so the gap reflects a data lag rather than withheld information. Fourteen recorded deeds in a four-week span is a moderate volume for a town of Newbury's size, judging by the raw count alone.

TOP SALES 33 Downfall Road sold for $995,000 on Oct. 9, the period's highest recorded price. Lawrence J. Sturdivant was the seller; Charles Milton was the buyer. 193A Scotland Road, Unit 193-A, sold for $824,900 on Oct. 8. The 193A Scotland Road Realty Trust sold to William D. Fabri Jr., as trustee. 26 Hanover Street, Lot 1, sold for $819,000 on Sept. 28. The sale was handled by the estate representative for Stephen E. Obrien; Amy Maloney was the buyer. These three are the only transactions with a recorded price this period. The remaining 11 sales do not yet have a price in the registry data.

That pattern appears in deeds on Fatherland Drive, School Street, Maple Street, Old Point Road, Orchard Street, River Street, Central Court, Cedar Hill and Newbury Neck Road. The other five sales involved a buyer with a different name than the seller, consistent with a sale to a new owner.
