Newbury Home Sale Prices Cluster Above $1 Million in Late Summer

NEWBURY -- Fifteen property transfers recorded in Newbury between Aug. 7 and Sept. 5 included two sales at $1,850,000, the period's highest recorded prices, while six of the 15 transactions carried no disclosed sale price.

MARKET OVERVIEW Of the 15 recorded deeds, nine listed a sale price, ranging from $700,000 to $1,850,000. The median sale price among those nine was $1,120,000. With six of 15 transfers showing no disclosed consideration, price data covers 60 percent of recorded activity for the period; the median should be read as representative of the disclosed sales, not the full data set. Fifteen recorded transfers in a four-week span is a moderate volume for the town based on this data set alone.

TOP SALES The period's two highest-priced sales both closed at $1,850,000. Alessandro Ingoglia sold 112 Middle Rd Pcl 1 to Jarret-Paul McKallagat on Sept. 3, and the MAS 2019 Revocable Trust sold 23 Rolfes Ln Lot 18 to the Edelstein-Webb Family Trust on Aug. 27. Ronald P. Guertin Tr sold 6 Courtney Dr Lot 9 to Nicole Dawn Murphy for $1,750,000 on Aug. 28. Laurel Cockrill sold 239 High Rd to Marc Abatiell for $1,350,000 on Aug. 25. The Weaver Family 2025 Living Trust sold 6 Ivy Ln Lot 5 & 6 to Susan Ruffalo for $1,120,000 on Sept. 1, matching the period's median price.

NEIGHBORHOOD BREAKDOWN School Street recorded two transactions from the same seller. Barry K. Manter sold Part 26 School St Lot 52 to Howe Samuel A Tr for $865,000 on Sept. 1, then sold 26 School St Lot 53 to James R. Dachos, with no price disclosed, on Aug. 27. No other street had more than one recorded sale in the period. By price tier, three disclosed sales fell between $500,000 and $1 million: $700,000 at 46 Fruit St, $865,000 on School Street, and $985,000 at 60 Caldwell Farm Rd Un 60. Three fell between $1 million and $1.5 million: $1,000,000 at 96 Hanover St, $1,120,000 at 6 Ivy Ln, and $1,350,000 at 239 High Rd. Three exceeded $1.5 million: 6 Courtney Dr at $1,750,000, and 112 Middle Rd and 23 Rolfes Ln, each at $1,850,000.

MARKET NOTES Six of the 15 recorded transfers had no consideration listed, and several of those moved property within the same family or into a personal trust rather than an open-market sale. Richard Salminen transferred 37 16th St Lot 83 to himself. Gregory M. Sawyer transferred 41 Sunset Dr Lot 1 & 2 into the Gregory M. & Karen J. Sawyer Trust. Daniel P. Collins transferred 79 Cottage Rd Lot 25 to Debra S. Collins Tr. Margaret N. Mahoney transferred 142 Northern Blvd Lot 235 between her own trust and herself as trustee. Beyond those four, a trust appeared as buyer, seller, or both in seven of the remaining 11 recorded deeds, meaning trusts were party to 11 of the 15 transactions overall. One sale, 96 Hanover St, involved a corporate buyer, BVH Newbury Real Estate LLC. Deed records for this period do not include bedroom, bathroom, or square-footage data, so no price-per-square-foot comparisons can be made.
