Nahant sale prices range from $415,000 to $965,000 in late summer

NAHANT -- Seven property transfers recorded at the Essex County (Southern District) Registry of Deeds between Aug. 7 and Sept. 5 show sale prices ranging from $415,000 to $965,000, with three of the seven transactions carrying no disclosed consideration amount.

MARKET OVERVIEW Seven sales were recorded in the period. Among the four transactions with disclosed prices, sale amounts ranged from $415,000 to $965,000, with a median of $805,000. Three of the seven deeds, roughly 43%, listed no consideration amount, which is standard for certain deed types and does not necessarily indicate a below-market or non-arm's-length sale. The raw count of seven recorded transfers in a four-week span is a modest but not unusual volume for a small town.

TOP SALES The highest-priced disclosed sale was 26 Karolyn Cir Lot 92A, which sold for $965,000 on Aug. 21. Seller Steven A. Landry conveyed the property to buyer Makoto Senoo. The second-highest sale was 10 Lodge Rd Lot 4, which sold for $840,000 on Sept. 4; Joseph P. Mahoney, as representative, sold the property to David A. Grissom. The third sale was 30 Emerald Rd Unit 2, which sold for $770,000 on Aug. 12; Eight One Eight Design & Development LLC sold the unit to Deborah J. Murphy. The fourth disclosed sale was 131 Wilson Rd Unit 3C, which sold for $415,000 on Sept. 2; Colleen Ball sold the unit to Abigail Grace Frary.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so transactions are grouped by price tier. Under $500,000: one sale, the 131 Wilson Rd condominium unit at $415,000. Between $500,000 and $1 million: three disclosed sales, at 30 Emerald Rd ($770,000), 10 Lodge Rd ($840,000) and 26 Karolyn Cir ($965,000). Price not disclosed: three transactions, at 12 Lafayette Ter, 47 Pond St and 110 Fox Hill Rd.

MARKET NOTES The dataset shows a mix of property types among disclosed sales, including at least two condominium unit transfers, at 131 Wilson Rd and 30 Emerald Rd. Two of the undisclosed-price transactions, 47 Pond St and 110 Fox Hill Rd, involve transfers where the grantor and grantee share the same last name, consistent with a family, trust or estate transfer pattern; no motivation for these transfers is indicated in the deed data. A third transaction, 12 Lafayette Ter, involved a seller and buyer both listed as trustees, another pattern common to trust-related transfers. Bedroom, bathroom and square footage figures are not available from deed records for any of the seven sales.
