Nahant's priciest home sale of the period reaches $2.1 million on Lafayette Terrace

NAHANT -- Ten properties changed hands in Nahant between July 24 and Aug. 22, with disclosed sale prices ranging from $500,000 to $2,100,000. The month's priciest transaction, a $2.1 million sale on Lafayette Terrace, was one of two properties to sell above $2 million.

MARKET OVERVIEW Ten deeds were recorded in the period. Of those, eight disclosed a sale price and two did not. Among the eight disclosed sales, prices ranged from $500,000 to $2,100,000, with a median sale price of $937,337. The raw count of 10 recorded transfers in a one-month window represents a normal volume of activity for the town; the data does not include prior-period figures for comparison.

TOP SALES The month's highest-priced transaction was 12 Lafayette Terrace, Lot 12 & 13, which sold for $2,100,000 on Aug. 6. The seller was Gray W. Rifkin, trustee, and the buyer was Jennifer Davis, trustee.

250 Wilson Road sold for $2,070,000 on July 31. The seller was Bernadette C. McCaffrey and the buyer was Enzo Raggiani.

26 Karolyn Circle, Lot 92A, sold for $965,000 on Aug. 21. The seller was Steven A. Landry and the buyer was Makoto Senoo.

36 Lennox Road sold for $939,675 on July 31. The seller was Conrad Lheureux and the buyer was Jeremy Valance.

85 Willow Road, Lot 3, sold for $935,000 on Aug. 6. The seller was Barbara A. Rossi, trustee, and the buyer was Heidi L. Hashem.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale in the period, so no street-level clustering emerged. By price tier: six of the eight disclosed sales fell between $500,000 and $1 million, including 36 Sea View Avenue ($500,000), 32 Maple Avenue, Lot 23 ($667,000), 30 Emerald Road, Unit 2 ($770,000), 85 Willow Road ($935,000), 36 Lennox Road ($939,675) and 26 Karolyn Circle ($965,000). Two sales exceeded $1 million: 250 Wilson Road ($2,070,000) and 12 Lafayette Terrace ($2,100,000). No disclosed sales fell below $500,000. The two transactions with price not disclosed were 110 Fox Hill Road, Lot 10, and 5 Christopher Drive.

MARKET NOTES Six of the 10 recorded deeds carry lot or unit designations (Karolyn Circle, Fox Hill Road, Emerald Road, Lafayette Terrace, Willow Road and Maple Avenue), indicating condominium or subdivided-lot transfers, while the remaining four are for standalone addresses (Christopher Drive, Sea View Avenue, Wilson Road and Lennox Road). Both transactions without a disclosed price appear to be transfers within the same family or into a trust: 110 Fox Hill Road moved from Nancy J. Antrim to Rex Ihrig Antrim, trustee, and 5 Christopher Drive moved from Brian Burke to Brian F. Burke, trustee. Deed records for this period do not include bedroom, bathroom or square-footage data, so no price-per-square-foot comparisons can be made.
