Middleton Sale Prices Range From $336,000 To $1.86 Million This Period

MIDDLETON -- Fifteen properties changed hands in Middleton between July 17 and August 15, with disclosed sale prices ranging from $336,000 to $1.86 million and a median of $830,000 among the eight transactions that listed a price.

MARKET OVERVIEW The Essex South District Registry of Deeds recorded 15 transfers in Middleton during the period. Of those, eight listed a sale price, ranging from $336,000 to $1,860,000, with a median of $830,000. The other seven entries, nearly half the total, did not disclose a consideration amount, which is common for deed records and does not necessarily indicate a lower-value or non-arm's-length transaction. Based on raw count alone, 15 recorded transfers in a four-week span reflects a period of ordinary activity for the town; the data does not include prior-period figures for comparison.

TOP SALES The month's highest-priced transaction was 31 Upton Hills Hills Lane Lot 3, which sold for $1,860,000 on Aug. 23. Daniel R. Riff sold the property to Simu K. Thomas. 8 Sgt Roode Lane Lot 21 sold for $1,529,900 on July 24. Brian E. McCarthy sold to Joseph Sartorelli. 8 Edgewood Road Lot 9 sold for $1,275,000 on Aug. 6. Rachel D. Verville sold to Roshin Kurich. 1 Mills Point Unit 73, Building 15, sold for $910,000 on Aug. 11. The seller was the Gerard H. Berberian Revocable Trust - 2007; the buyer was Janet M. Kelliher. 200 & 202 N. Main St. sold for $750,000 on Aug. 7. Jane E. Clark, as trustee, sold to Andrew Isaac Schwartz.

NEIGHBORHOOD BREAKDOWN Village Road saw two condominium sales during the period: Unit 201 sold for $565,000 on Aug. 10, and Unit 38-110 sold for $336,000 on July 23, the lowest disclosed price of the month. Norma Way also had two transfers, at Lot 12 and Lot 4, though neither listed a sale price. By price tier among disclosed sales, one transaction fell under $500,000 ($336,000), four fell between $500,000 and $1 million ($565,000, $700,000, $750,000 and $910,000), and three exceeded $1 million ($1,275,000, $1,529,900 and $1,860,000).

Several transfers in the dataset appear to be trust or estate-related rather than open-market sales: William J. Renault transferred 19 Park Ave. to the Renault Family Trust; Donald E. Swansburg III transferred 8 Norma Way Lot 12 to himself; and Adam Curtiss transferred 14 Kimberly Lane Lot 8 to the Adam Curtiss Trust. None of these three listed a sale price. One transfer, 0 Leitner Way, involved the town of Middleton as buyer, with Monastiero Consulting Services LLC as seller; no price was disclosed. Another, 61 S. Main St. Parcel A, involved a transfer to an LLC (61 South Main Street LLC) from an individual seller, Rocco Vigorito, also without a disclosed price.
