Middleton Home Sales Cluster Between $565,000 And $1.275 Million In August

MIDDLETON -- Fifteen property transfers were recorded in Middleton between July 24 and Aug. 22, with disclosed sale prices ranging from $565,000 to $1,275,000 and a median of $765,000 among the eight transactions that listed a price.

MARKET OVERVIEW Essex County Registry of Deeds records show 15 total transfers in the period, but only eight carried a disclosed consideration amount. Among those eight, prices ranged from $565,000 to $1,275,000, with a median sale price of $765,000. The remaining seven transfers, nearly half of the total, were recorded without a disclosed price, several of them involving grantors and grantees sharing the same name or family trust designation. Based on raw count alone, 15 recorded transfers over a four-week span represents a typical volume of activity for the town; the data does not support a characterization of the period as unusually active or quiet.

TOP SALES The highest-priced transaction was 8 Edgewood Rd. Lot 9, which sold for $1,275,000 on Aug. 6. Rachel D. Verville was the seller and Roshin Kurich the buyer. The second-highest sale was 1 Mills Pnt Un 73 Bldg 15, which sold for $910,000 on Aug. 11; the seller was the Gerard H. Berberian Revocable Trust - 2007 and the buyer was Janet M. Kelliher. At 13 Mills Pnt Un 76 Bldg 16, the property sold for $830,000 on Aug. 19, with Laurie Troy, trustee, as seller and Duane Morin as buyer. The fourth-highest sale was 10 Mt. Vernon St., which sold for $770,000 on Aug. 20; Peter J. Labonte sold to John M. Schmank. Rounding out the top five was 152 Lake St. Lot 6, sold for $760,000 on Aug. 21, with Frank Horvath, trustee, as seller and Byran Lieb as buyer.

NEIGHBORHOOD BREAKDOWN Mills Point accounted for two of the period's sales: the units at 1 Mills Pnt Un 73 Bldg 15 ($910,000) and 13 Mills Pnt Un 76 Bldg 16 ($830,000), both among the top five priced transactions. Norma Way also saw two transfers, at 8 Norma Way Lot 12 and 9 Norma Way Lot 4, neither with a disclosed price. By price tier, seven of the eight disclosed sales fell between $500,000 and $1 million: $565,000 (38 Village Rd. Un 201), $700,000 (4 Circle St.), $750,000 (200 & 202 N. Main St.), $760,000 (152 Lake St. Lot 6), $770,000 (10 Mt. Vernon St.), $830,000 (13 Mills Pnt Un 76 Bldg 16) and $910,000 (1 Mills Pnt Un 73 Bldg 15). One sale, 8 Edgewood Rd. Lot 9 at $1,275,000, exceeded $1 million.

MARKET NOTES Beds, baths and square footage were not available in the deed data, so no price-per-square-foot comparisons can be made. The recorded transfers included a mix of condominium units (38 Village Rd. Un 201, 192 Boston St. Lot 1, and the two Mills Point units) alongside single-family addresses. Of the seven transfers without a disclosed price, five involved a grantor and grantee sharing the same name or surname, or a transfer into a family trust: 5D Masi Meadow Ln. (Carol J. Kelly to Carol J. Kelley, trustee), 192 Boston St. Lot 1 (Sean E. Valenti to Sean E. Valenti, trustee), 19 Park Ave. (William J. Renault to the Renault Family Trust), 8 Norma Way Lot 12 (Donald E. Swansburg III to himself) and 9 Norma Way Lot 4 (Danielle Panneton-Zenga, trustee, to Michael Zenga). One transfer, 61 S.
