Middleton Home Sales Cluster Above $1 Million Amid String of Trust Transfers

MIDDLETON -- Fifteen properties changed hands in Middleton between Aug. 7 and Sept. 5, with recorded sale prices ranging from $365,000 to $2,675,000. Among the 11 transactions that disclosed a price, the median sale was $1,049,000.

MARKET OVERVIEW

The Essex County Registry of Deeds recorded 15 property transfers in Middleton during the period, though four did not include a disclosed consideration amount. Of the 11 sales with a stated price, the low was $365,000 for a condominium unit at 36-38 Village Rd. and the high was $2,675,000 for a commercial property at 10 Boston St. The median sale price was $1,049,000. Eight of the 11 disclosed sales, nearly three-quarters, came in above $900,000, indicating that higher-value transactions made up a substantial share of activity in this period. Whether this level of activity is active or quiet cannot be determined from count alone without a prior-period comparison, which was not provided in this dataset.

TOP SALES

The period's largest transaction was 10 Boston St., which sold for $2,675,000 on Sept. 1. Champlain Realty Trust was the seller; the buyer was Middleton 10 Boston Owner LLC. The same seller, Champlain Realty Trust, also sold 49 S. Main St. for $1,725,000 on Sept. 1, with Middleton Holding LLC as the buyer. At 17 James Ave. (Lot 6A & 6B), the Bernard A Perella Trust sold to Joseph P. Arnold for $1,225,000 on Sept. 2. Two sales tied for the fourth-highest price at $1,050,000: 4 Johns Ave. (Lot 3-5 Inc), sold Sept. 4 by the Shawn & Claire Donovan Living Trust to Briana McLellan, and 97 Liberty St., sold Sept. 1 by Nancy Jeanne Bowes to Shari Wimmer. Bed, bath and square-footage figures were not available in the deed records for these or any other properties in this dataset.

NEIGHBORHOOD BREAKDOWN

Boston Street saw two transactions in the period. In addition to the $2,675,000 sale at 10 Boston St., an adjacent property at 18 Boston St. sold for $925,000 on Sept. 1, with 18 Boston Street Development LLC as the seller. Both Boston Street properties were purchased by the same buyer, Middleton 10 Boston Owner LLC. Village Road also saw multiple transactions: a unit at 40 Village Rd. (Unit 709) sold for $580,000; a unit at 36 Village Rd. (Unit 107) sold with no price disclosed; and a unit at 36-38 Village Rd. (Unit 36-613) sold for $365,000, the lowest disclosed price in the dataset. By price tier, sales above $1 million accounted for six of the 11 disclosed transactions (10 Boston St., 49 S. Main St., 17 James Ave., 4 Johns Ave., 97 Liberty St. and 37 White Cedar Dr.). Sales between $500,000 and $1 million accounted for four transactions (2 Greystone Dr., 65 Locust St., 18 Boston St. and 40 Village Rd.). One disclosed sale, at 36-38 Village Rd., fell under $500,000.

MARKET NOTES

Deed records show a mix of property types this period, including condominium units (37 White Cedar Dr., 40 Village Rd., 36 Village Rd., 36-38 Village Rd. and 2 Debush Ave.) alongside single-address and multi-lot residential properties, plus at least two transactions involving LLC buyers tied to commercial or investment activity (10 Boston St. and 49 S. Main St.). No square footage data was available, so price-per-square-foot comparisons could not be calculated. Several transactions in this period involved trusts. John Capitumini appears as seller in two separate deeds, transferring 36 Village Rd. (Unit 107) to 36 Village Road Unit 107 Realty Trust and 2 Debush Ave. (Unit A-05) to himself as trustee. Gail E. Kenny transferred an unaddressed parcel listed only as "see record" to the Gail Kenny 2026 Revocable Trust, and the Shawn & Claire Donovan Living Trust, the Bernard A Perella Trust, Deborah Pechet Quinan as trustee, and David T. Spadafora as trustee each appear as sellers on other deeds. This publication does not speculate on the reasons behind trust or same-party transfers.
