Merrimac's Six Disclosed Sales Span $450,000 To $1.16 Million In August

MERRIMAC -- Fourteen properties changed hands in Merrimac between Aug. 7 and Sept. 5, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with the priciest transaction reaching $1,160,000. Fewer than half of the recorded deeds disclosed a sale price.

MARKET OVERVIEW

The registry recorded 14 property transfers during the period. Of those, six listed a sale price, ranging from $450,000 to $1,160,000, with a median sale price of $576,250 among the disclosed transactions. The remaining eight deeds, more than half of the month's total, did not disclose a consideration amount. A raw count of 14 recorded transfers in a four-week span reflects a level of deed activity in town; without comparable prior-period figures in this dataset, no conclusion can be drawn about whether that pace is higher or lower than usual.

TOP SALES

The month's largest disclosed sale was 1 Locust Grove Rd Lot 3, which sold for $1,160,000 on Aug. 20. Michael Sirois sold the property to Jonathan Lantigua. At 2 Skunk Rd Pcl A, Chad Vincent sold to Amylee Davis for $750,000 on Aug. 21. A property on Hadley Rd sold for $625,000 on Aug. 13, with Alison Gadd, as trustee, selling to Wolpk Realty LLC. At 12 Shore Rd Lot 12, GGC Realty LLC sold to Sollee Shore LLC for $527,500 on Sept. 1. Rounding out the top five, 2 Veterans Way Un 1 sold for $500,000 on Aug. 31, with Mark Sofia selling to Karen Elizabeth Beals.

NEIGHBORHOOD BREAKDOWN

East Main Street saw two transfers during the period: 85 E Main St Lot A sold for $450,000 on Sept. 4, while 120 E Main St Lot 1A changed hands on Aug. 7 with no price disclosed. No other street had more than one recorded transfer. By price tier among the six disclosed sales, one fell under $500,000 (85 E Main St Lot A at $450,000), four fell between $500,000 and $1 million (2 Veterans Way Un 1, 12 Shore Rd Lot 12, Hadley Rd and 2 Skunk Rd Pcl A), and one exceeded $1 million (1 Locust Grove Rd Lot 3).

None of these seven deeds disclosed a sale price, which accounts for the bulk of the period's undisclosed transactions. Several addresses also carried unit or lot designations, including 2 Veterans Way Un 1, 12 Shore Rd Lot 12, 24 Pine St Lot 11-1-2A, 8 Champion St Lot 14, 85 E Main St Lot A, 120 E Main St Lot 1A and 1 Locust Grove Rd Lot 3, indicating a mix of condominium or subdivided-lot properties alongside standalone addresses such as Hadley Rd, 10 Carriage Ct, 2 Skunk Rd Pcl A, 88 River Rd and 24 Bear Hill Rd.
