Merrimac Home Prices Hold Near $625,000 Median in Late Summer Sales

MERRIMAC -- Fifteen properties changed hands in Merrimac between July 17 and Aug. 15, according to deeds recorded at the Essex County Southern District Registry of Deeds. Seven of those sales listed a price, ranging from $480,000 to $711,000, while the other eight carried no disclosed consideration, several of them transfers between people who share a last name or family trust.

MARKET OVERVIEW

Of the 15 recorded deeds, seven disclosed a sale price. Those prices ranged from $480,000 to $711,000, with a median of $625,000. The remaining eight transactions, more than half the period's total, did not list a sale price. Based on the raw count alone, 15 recorded deeds over four weeks is a typical volume for Merrimac; the data does not include prior-period figures for comparison.

TOP SALES

6 W Shore Rd sold for $711,000 on July 31, the highest disclosed price of the period. Victor A. Guschov sold the property to Marissa Tomkins.

Two sales tied for the second-highest price, $685,000. Changdito LLC sold 25 River Rd to Danielle Manninen on Aug. 6, and Bettie C. Paradis, trustee, sold 93 Hadley Rd Lot 82-1-3 to Darren H. Baker on Aug. 4.

Hadley Rd sold for $625,000 on Aug. 13. Alison Gadd, trustee, sold the property to Wolpk Realty LLC.

2 North St Pcl B sold for $585,000 on July 20. Marie J. Mahoney sold the property to Sean Philip Mahoney.

5 Fairfield Ave sold for $570,000 on July 17. Scott E. Sanborn sold the property to Hayden Sanborn.

NEIGHBORHOOD BREAKDOWN

Hadley Road saw two sales this period: Hadley Rd itself at $625,000 and 93 Hadley Rd Lot 82-1-3 at $685,000. River Road also had two sales: 25 River Rd at $685,000 and 88 River Rd, price not disclosed. Freedom Way had two condo-unit sales, 5 Freedom Way Unit 5 and 19 Freedom Way Unit 19, both with price not disclosed.

By price tier among the seven disclosed sales: one sale fell under $500,000 (39 High St, $480,000), five fell between $500,000 and $700,000, and one topped $700,000 (6 W Shore Rd, $711,000). One additional sale without a disclosed price, 42 Emery St Lot 41, involved different grantor and grantee names: Diane E. Martin to Heidi M. Klingebiel, trustee.

One sale involved an institutional seller: the Merrimacport United Methodist Church sold 39 High St to Juliann Leblanc for $480,000, the lowest disclosed price of the period.
