Median Amesbury home sale hits $766,500 as August deed records close

AMESBURY -- Fifteen properties changed hands in Amesbury between July 31 and Aug. 29, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with prices ranging from a nominal $20,000 transfer to a $1.375 million condominium sale on Merrimac Street.

MARKET OVERVIEW The registry recorded 15 transfers during the period, 11 with a disclosed sale price. Disclosed prices ranged from $20,000 to $1,375,000, with a median of $766,500. Four of the 15 transactions listed no consideration amount, and at least six transfers appear to move property between family members or into a trust bearing the seller's name, a pattern common in estate and asset-planning transfers. The raw count of 15 recorded deeds does not by itself indicate whether the period was active or quiet relative to other months, as no prior-period data was provided for comparison.

NEIGHBORHOOD BREAKDOWN Two streets saw multiple recorded sales. Merrimac Street had two unit sales in the same building: Unit 506, Bldg. 5, sold for $1,375,000 on Aug. 19, while Unit 806 sold Aug. 27 with no price disclosed. Birchmeadow Road also had two sales: 46 Birchmeadow Rd., Lot 1, sold for $850,000 on Aug. 25, while 26 Birchmeadow Rd., Lot 4, sold Aug. 21 with no price disclosed and transferred from Nancy A. Platt to Brian E. Platt as trustee. By price tier, two disclosed sales fell under $500,000: a $319,000 unit sale at 7 Birchwood Pt., Unit 102, and a $20,000 transfer at 10 Elmwood St. in which the seller and buyer share the same name. Seven disclosed sales fell between $500,000 and $1 million: 45 Whitehall Rd. ($550,000), 30 Hillside Ave. ($640,000), 38 Whittier St. ($705,000), 11 Amesbury Ave. ($766,500), 46 Birchmeadow Rd. MARKET NOTES Eight of the 15 recorded transfers carried a unit or lot designation, indicating condominium ownership: 17 Unicorn Cir., 7 Birchwood Pt., both Merrimac Street units, both Birchmeadow Road lots, 12 Olde Taverne Ln. and 11 Amesbury Ave. The remaining seven were recorded as single-address, non-unit properties. Six of the 15 transfers involved a seller and buyer with the same last name or a trust bearing the seller's name, including 71 Cedar St. (Sean M. Waight to the Waight Family Living Trust), 60 Merrimac St. Unit 806 (John Skibbee to the Skibbee Realty Trust), 26 Birchmeadow Rd. (Nancy A. Platt to Brian E. Platt, trustee), 80 Highland St. (John Depolo to the Depolo Realty Trust), 46 Birchmeadow Rd. (Susan Olsen to Alexandra I. Olsen) and 10 Elmwood St. (Catherine White to Catherine White). Four of those six carried no disclosed sale price, and the fifth, at Elmwood Street, was recorded at a nominal $20,000.
