Marmion Way Condo Sale Tops Rockport Deed Records at $1.8 Million

ROCKPORT -- A $1,806,272 condominium sale on Marmion Way topped 14 property transfers recorded in Rockport between July 17 and Aug. 15, though most of the deeds filed with the Essex County Registry of Deeds did not disclose a sale price.

MARKET OVERVIEW Fourteen deeds were recorded in Rockport during the period. Of those, five carried a disclosed sale price, ranging from $440,000 to $1,806,272, with a median of $550,000 among the disclosed sales. The remaining nine transfers, several of them between family members or into personal trusts, were recorded without a stated consideration amount, which is standard for that type of transfer. With prices disclosed on only five of 14 transactions, the raw count of 14 recorded deeds is the clearest available measure of activity for the period; there is no prior-month figure in this data set for comparison.

TOP SALES 22 Marmion Way, Unit 22, sold for $1,806,272 on Aug. 7, the highest disclosed price of the period. 22 Marmion Way Realty Trust sold the unit to Marilyn Archibald. 32 Haven Ave. sold for $1,100,000 on Aug. 7. Jonah M. Ward, as representative of the estate, sold the property to Amy Barnett Sprenkle. 19 Popplestone Lane, Unit 1, sold for $550,000 on Aug. 7. Gail M. Seefeldt sold the unit to Dorothy M. Torda. 4B Twin Light Circle sold for $548,600 on Aug. 14. James F. Douglass sold the property to Kristie D. Lambert. 4 Bearskin Neck, Unit 3, sold for $440,000 on Aug. 10. 4 Bearskin Neck LLC sold the unit to Christopher Thomas Hayes.

NEIGHBORHOOD BREAKDOWN Marmion Way had two recorded transfers: the $1,806,272 sale of Unit 22 and a transfer of 24 Marmion Way, Lot C, from Jeffrey Browning as representative to Jeffrey Browning as trustee, with price not disclosed. Rowe Avenue also had two transfers, both at 6 Rowe Ave., Units 2A and 1B, with Amy B. Riggs moving both units from her own name into her own trust; neither transaction disclosed a price. Among the five sales with disclosed prices, one fell under $500,000 (4 Bearskin Neck at $440,000), two fell between $500,000 and $600,000 (19 Popplestone Lane at $550,000 and 4B Twin Light Circle at $548,600), and two exceeded $1 million (32 Haven Ave. at $1,100,000 and 22 Marmion Way at $1,806,272).

MARKET NOTES Seven of the 14 recorded deeds were transfers in which the seller and buyer share the same name or family surname, moving property into a personal trust, a revocable trust, or between an estate representative and a relative: 24 Marmion Way Lot C, 78 Phillips Ave. Lot 94, 17 Norwood Ave., 4 Calebs Lane, 5 Brooks Road, and both units at 6 Rowe Ave. None of those seven disclosed a sale price. Condominium or lot/unit-designated properties, including 4B Twin Light Circle, 24 Marmion Way Lot C, 78 Phillips Ave. Lot 94, 4 Bearskin Neck Unit 3, 22 Marmion Way Unit 22, 19 Popplestone Lane Unit 1, and both Rowe Avenue units, accounted for eight of the 14 transfers. The remaining six, at Eden Road, Middle Road, Norwood Avenue, Haven Avenue, Calebs Lane and Brooks Road, were non-unit addresses. Bedroom, bathroom and square-footage figures were not available in any of the deed records reviewed for this period.
