Marblehead Home Prices Span Nearly $3.7 Million as August Deeds Show Wide Range

MARBLEHEAD -- Fourteen property transfers were recorded in Marblehead between July 24 and August 22, according to Essex County Southern District Registry of Deeds records, with disclosed sale prices ranging from $279,000 to $3,950,000.

Nine of the 14 included a disclosed sale price; the remaining five did not, which is typical for deed records involving trust, family or estate transfers. TOP SALES

The period's highest-priced transaction was 16 Coolidge Rd Lot 74, which sold for $3,950,000 on Aug. 17. Susan C. Livingston was the seller and William A. Quigley Jr. the buyer. The second-highest sale was 23 Whittier Rd Lot 5, which sold the same day, Aug. 17, for $3,000,000; the seller was McMahon Family Realty Trust and the buyer was Christopher Bulger. At 30 Elm St, the property sold for $1,235,000 on Aug. 20, with Catherine Grace Powers as seller and Michael Edward Sullivan as buyer. At 58 Jersey St Lot 34 & 36, the property sold for $855,000 on Aug. 12; John Riddle was the seller and Russell Haver the buyer. Rounding out the top five, 10 Highland Ter Lot A sold for $785,000 on Aug. 21, with Walter S. Haug Tr. as seller and John Peck IV as buyer.

NEIGHBORHOOD BREAKDOWN

Washington Street accounted for two of the period's sales: 290 Washington St Unit 2, which sold for $510,000 on Aug. 21, and 134 Washington St Unit 7, which sold for $279,000 on Aug. 19, the lowest disclosed price of the period. No other street had more than one recorded sale in the data set.

By price tier, one disclosed sale fell under $500,000 (134 Washington St Unit 7, at $279,000). Five disclosed sales fell between $500,000 and $1 million: 290 Washington St Unit 2 ($510,000), the property recorded as "See Record" ($727,500), 1 John Rd Lot 2 ($738,000), 10 Highland Ter Lot A ($785,000) and 58 Jersey St Lot 34 & 36 ($855,000). Three disclosed sales exceeded $1 million: 30 Elm St ($1,235,000), 23 Whittier Rd Lot 5 ($3,000,000) and 16 Coolidge Rd Lot 74 ($3,950,000). The remaining five transfers, at 3 Byors Rd Pt Lot 21, 110 Atlantic Ave Lot 6, 11 Robert Rd Lot 41, 3 Pickwick Rd Lot 3 & Pt Lot 5, and 9 Auburndale Rd Lot 27, carried no disclosed price.

MARKET NOTES

Two of the 14 recorded deeds were for condominium units, both on Washington Street; the remaining properties were recorded with individual lot designations consistent with single-family parcels. No square footage or bedroom/bathroom data was available in the registry records for this period.

Two transfers in the data set appear to be transfers within the same family or into a trust: 11 Robert Rd Lot 41, recorded from Ann Marie Barry to Ann Marie Barry, and 3 Pickwick Rd Lot 3 & Pt Lot 5, recorded from W M Berenson to W M Berenson T. Neither transfer included a disclosed sale price. Beds, baths and square footage were not available from deed records for any property in this period.
