Marblehead August Median Approaches $975,000 as Upper-End Sales Drive Market

MARBLEHEAD -- A $1.6 million sale on Churchill Road led Marblehead's August residential market, with three of eight disclosed transactions exceeding $1 million as the town's late-summer period leaned decidedly toward the higher end of the price spectrum.

MARKET OVERVIEW Fifteen deeds were recorded in Marblehead between July 31 and Aug. 29, 2026, though sale prices were disclosed in only eight of those transactions. Among the eight with known prices, the range ran from $510,000 to $1.6 million, with a median sale price of $974,500. Seven of the 15 transfers carried no consideration amount, limiting the statistical picture; the disclosed-sales count alone is sufficient for a median calculation but does not represent the full market activity of the period.

TOP SALES The month's highest transaction was 9 Churchill Road, which sold Aug. 28 for $1.6 million; the deed lists Stevens C M as seller and Corbett T J as buyer. Close behind, 30 Long View Drive changed hands the same day for $1,285,000, with Danforth W I selling to Harvey D R. The Aug. 20 sale of 30 Elm St. recorded at $1,235,000, with Powers Catherine Grace as seller and Sullivan Michael Edward as buyer. At 17 Preston Beach Road, Karns Brigitte S TR sold to Cunningham Elizabeth Nyra for $998,000 on Aug. 25.

NEIGHBORHOOD BREAKDOWN Two transactions were recorded at the Evans Road Extension address -- 162 Evans Road Ext. and 162 Evans Road Ext. PT Lots 198 and 199 -- both on consecutive days and both involving Carol M. Weeks, though neither carried a disclosed sale price. The three sales above $1 million were spread across Churchill Road, Long View Drive, and Elm Street, with no single street clustering at that tier. The $500,000-to-$999,999 range accounted for four disclosed sales: Preston Beach Road at $998,000, Prince Street at $951,000, Shepard Street at $830,000, and Highland Terrace at $785,000. The lone sub-$600,000 disclosed transaction was a condominium unit at 290 Washington St., Unit 2, which sold for $510,000.

MARKET NOTES Of the 15 recorded deeds, at least six appear to follow a pattern common to trust transfers: the grantor and grantee share the same surname or the grantee is identified as a trustee variant of the grantor's name. These include transfers on Evans Road Extension, Community Road, Goodwins Court, Riverside Drive, and Taft Street. Such same-name transfers frequently reflect estate planning or title restructuring rather than arm's-length sales, which may account for the high proportion of undisclosed prices this period. The one confirmed condominium sale, at 290 Washington St., was the only unit-type property among the eight disclosed transactions; the remaining seven appear to be single-family or land transfers based on the deed descriptions.
