Manchester By The Sea Sale Prices Range From $500,000 To $2.375 Million

MANCHESTER BY THE SEA -- Thirteen property transfers were recorded at the Essex County (Southern District) Registry of Deeds between July 17 and August 15, with disclosed sale prices ranging from $500,000 to $2,375,000. Six of the 13 recorded deeds, all transfers from an individual to a trust bearing that same person's name, list no sale price.

MARKET OVERVIEW

The registry recorded 13 property transfers in the four-week period. Of those, seven listed a sale price, ranging from $500,000 to $2,375,000, with a median of $1,100,000. The remaining six listed no consideration amount. Thirteen recorded deeds in a four-week span is a notable volume of activity for the town based on transaction count alone, though roughly half involved no disclosed price, limiting what the raw numbers show about pricing trends.

NEIGHBORHOOD BREAKDOWN
