Lynnfield Sale Prices Range From $843,000 To $3.65 Million In August

LYNNFIELD -- Fifteen property deeds were recorded in Lynnfield over the past month, led by a $3,650,000 sale that closed Aug. 7, though more than half the transactions on file did not disclose a price.

MARKET OVERVIEW

The Essex County (Southern District) Registry of Deeds recorded 15 Lynnfield property transfers between July 17 and Aug. 15. Eight of those deeds disclosed a sale price, ranging from $843,000 to $3,650,000, with a median of $1,194,500. The remaining seven deeds, all involving a grantor transferring property to themselves or to a trust bearing the same family name, did not disclose a price, which is typical for that type of non-arm's-length transfer. Measured by raw deed count alone, Lynnfield saw activity spread across nine separate recording days within the four-week period, with no single day accounting for more than two deeds.

TOP SALES

The period's highest-priced transaction was a $3,650,000 sale that closed Aug. 7. The deed lists Santina Primavera Trust as seller and Marius Adrian Iorga as buyer; the record does not specify a street address beyond a reference to the full registry file. The second-highest sale was 11 Elizabeth Way, Lot 6, which sold for $2,750,000 on July 31, with Ralph DiGirolamo Trust as seller and 11 Elizabeth Realty Trust as buyer. At 527 Salem St., Unit 3, a condominium sold for $1,359,000 on July 31, with Ronda F. Spitzer Trust as seller and Dennis C. Serrano Trust as buyer. At 319 Lowell St., Lot 1, the property sold for $1,249,000 on Aug. 13, with Shari Robbins as seller and Skander Limem as buyer. Rounding out the top five, 7 Trickett Rd., Lot 137, sold for $1,052,500 on Aug. 12, with James A. Culbert as seller and Brandon J. LeBlanc as buyer.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so transactions are grouped by price tier among the eight sales with disclosed prices. Two sales fell in the $500,000-to-$1 million range: 47 Brook Dr. ($950,000) and 27 North Hill Dr. ($843,000). Four sales fell between $1 million and $2 million: 7 Trickett Rd. ($1,052,500), 5 Otter Pond Rd. ($1,140,000), 319 Lowell St. ($1,249,000) and 527 Salem St. ($1,359,000). Two sales topped $2 million: 11 Elizabeth Way ($2,750,000) and the Aug. 7 sale with no address listed beyond the registry reference ($3,650,000). The remaining seven deeds, at 226 Pillings Pond Rd., 53 Parsons Ave., 150 Walnut St., 17 Temple Rd., 986 Main St., 1085 Summer St. and one unspecified address, did not disclose a price.

MARKET NOTES

Bedroom, bathroom and square-footage figures were not available in the deed data, so no price-per-square-foot comparison can be made. Several addresses carry lot designations, including Pillings Pond Road, Parsons Avenue, Lowell Street, Walnut Street, Trickett Road, Brook Drive, Temple Road, Main Street and Elizabeth Way, while 527 Salem St. is listed as a unit, indicating a mix of subdivision, condominium and single-family transfers in the period. One transaction, at 1085 Summer St., moved between two limited liability companies, ISS Properties LLC and STFuture LLC, the only entity-to-entity transfer in the dataset. Seven of the 15 deeds, nearly half the period's total, transferred property into or within a trust carrying the same individual or family name, including Glennon, Quiroga, Dunn, Martinho, Sullivan, Primavera and Sartorelli. None of those seven disclosed a sale price.
