Lynnfield Sale Prices Climb Above $1.5 Million for Majority of Disclosed August Deeds

LYNNFIELD -- Fifteen property deeds were recorded in Lynnfield between July 31 and Aug. 29, with disclosed sale prices ranging from $515,000 to $1,767,755. Seven of the 15 transactions listed no sale price, and most of those appear to be transfers within the same family or into a trust bearing the same name.

MARKET OVERVIEW Fifteen sales were recorded during the period, a total that reflects moderate activity for a single month in a town of Lynnfield's size. Of those, eight carried a disclosed price, ranging from $515,000 to $1,767,755. The median price among the eight disclosed sales was $1,355,500. The remaining seven deeds listed no consideration amount, which the registry allows and does not by itself indicate anything unusual about a transaction.

TOP SALES The period's highest-priced sale was 25 Fairway Lane, which sold for $1,767,755 on Aug. 28; Toll Northeast V Corp was the seller and Peter Simblaris the buyer. A second Fairway Lane property, 23 Fairway Lane Unit 51, sold one day earlier for $1,762,330, also from seller Toll Northeast V Corp, to the Terry J Garfinkle Revocable Trust. At 10 Durham Drive, Walter H. Riester Jr., trustee, sold to Paul F. Snell for $1,525,000 on Aug. 19. The Gray Family Living Trust sold 22 Homestead Road, Lot 110-A, to Michael Griffin for $1,511,000 on Aug. 24. Rounding out the top five, Cynthia D. Tanner sold 10 Lovell Road to Abigail Rose for $1,200,000 on Aug. 24. Bedroom, bathroom and square-footage figures were not available from deed records for any transaction.

NEIGHBORHOOD BREAKDOWN Fairway Lane accounted for two of the period's sales, both from seller Toll Northeast V Corp and both among the month's highest-priced transactions, at $1,767,755 and $1,762,330. Salem Street also produced two transactions, both condominium units: 1100 Salem St Unit 79 sold for $515,000, while 1200 Salem St Unit 158 carried no disclosed price. By price tier, three of the eight disclosed sales fell between $500,000 and $1 million, and five exceeded $1 million; no disclosed sale fell below $500,000. The price tier for the seven undisclosed sales cannot be determined from available data.

MARKET NOTES Several of the period's undisclosed-price transactions share a pattern of transfers between an individual and a trust or estate bearing the same family name, including 29 Bluejay Road, 1200 Salem Street Unit 158, 9 Charing Cross, 28 Crest Road and 4 Ashdale Road. All seven of the deeds without a disclosed price fall into this category or a related one. Two properties, 32 Bancroft Street Lot B and 19 Atherton Circle Lot A, both recorded on Aug. 19, show Joel Beal and Mark V. Mathers, trustee, as buyer and seller on one deed and seller and buyer on the other. The dataset also included a mix of property types: condominium units on Partridge Lane, Fairway Lane, and Salem Street, alongside single-family properties on numbered subdivision lots such as Bluejay Road, Homestead Road, Charing Cross, Bancroft Street, Atherton Circle and Crest Road.
