LYNNFIELD -- Fourteen properties changed hands in Lynnfield between Sept. 11 and Oct. 10, with nine of those deeds carrying a recorded sale price so far, ranging from $630,000 to $2,050,000 and producing a median of $1,625,000.

MARKET OVERVIEW Registry records show 14 recorded deeds for the period, a solid volume for a town of Lynnfield's size over a four-week span. Nine of the 14 carry a sale price in the current data; the remaining five are likely still working through the registry's reporting lag and are reported here as price not yet available. Among the nine priced sales, prices ranged from $630,000 to $2,050,000, with a median of $1,625,000. Six of the nine priced sales came in above $1.6 million, pulling the median higher than the low end of the range would suggest.

TOP SALES The period's highest-priced transaction was 344 Salem St., which sold for $2,050,000 on Oct. 7. The seller was listed as Regan Timothy W Tr. and the buyer as Connolly Lisa M.

Two condominium units on Quigley Circle ranked next. Unit 47 at 5 Quigley Cir. sold for $1,930,111 on Oct. 1, with Toll Northeast V Corp. as seller and Terrence W. Kennedy as buyer. Unit 46 at 7 Quigley Cir. sold for $1,714,939 on Sept. 24, also from Toll Northeast V Corp., to the Richard G. Nelson Trust of 2010.

A $1,650,000 sale recorded Oct. 2 lists only "See Record" in place of a street address in the registry data provided; the seller was Stephanie Liu and the buyer was Monson Theerapanont.

Rounding out the top five, 17 Townsend Rd., Lot 9, sold for $1,625,000 on Oct. 6. The seller was Steven M. Connolly and the buyer was John Andrew Murphy.

NEIGHBORHOOD BREAKDOWN Quigley Circle accounted for two of the period's priciest sales, units 46 and 47, both sold by the same corporate seller, Toll Northeast V Corp., for a combined $3,645,050. By price tier, five of the nine priced sales came in above $1.6 million: 344 Salem St., the two Quigley Circle units, the $1,650,000 "See Record" sale and 17 Townsend Rd. One sale, 9 Harvey Pk., Unit 9, fell in the $1 million to $1.5 million range at $1,399,999. Three sales were under $1 million: 667 Salem St., Lot A ($910,000), 11 Homestead Rd., Lot 39-A ($687,500) and 36 Howard Ave. ($630,000). The remaining five sales, at 84 Crest Rd., Lot K; 32 Heritage Ln., Lot 3; 13 Edward Ave., Lot 44; 1 Skinner Ln.; and 360 Summer St., Lot A, have no price yet on file.

MARKET NOTES All five sales without a recorded price so far list a trust or nominee trust as the buyer, and several share a surname with the seller: Sheila Silva to the Silva Family Realty Trust, Peter P. Karonis to Geraldine L. Karonis Tr., and George Georges to George Tom Georges Tr. Thomas D. Mackor's sale to the Katelyn M. Miller Trust and Francis W. Costello's sale to the 13 Edward Avenue Nominee Trust follow the same pattern. That mix of trust and nominee-trust buyers is consistent with family or estate-related transfers, which commonly lack an immediate sale price in registry data.

The dataset also shows a mix of property types based on the unit and lot designations in the addresses. Quigley Circle, Harvey Park, Homestead Road and Townsend Road all carry unit or lot numbers, consistent with condominium or subdivision-style transactions, while Salem Street, Howard Avenue, Skinner Lane and Summer Street appear as standalone addresses. No bedroom, bathroom or square-footage data was available in the deed records for this period, so no price-per-square-foot comparisons could be made.
