Lynn home sales cluster between $500,000 and $1 million in July-August period

LYNN -- Fifteen property sales recorded in Lynn between July 17 and Aug. 15, with prices ranging from $310,000 to $1 million, according to Essex County (Southern District) Registry of Deeds records. A single-family sale on South Elm Street topped the period at $1 million, the only transaction to reach that mark.

MARKET OVERVIEW

The registry recorded 15 property transfers in Lynn during the period, 13 of which listed a sale price. Prices ranged from $310,000 for a home on Pond Street to $1 million for a property on South Elm Street. The median sale price among the 13 disclosed transactions was $635,000. Fifteen sales across four weeks is a modest count for a single reporting window, and the bulk of the recorded deeds, 14 of the 15, carry an Aug. 13 or Aug. 14 recording date, indicating a cluster of paperwork processed within a narrow span rather than transactions spread evenly across the period.

TOP SALES

The highest-priced sale was 20 S. Elm St., which sold for $1 million on Aug. 14. Kenia Guzman sold the property to Rumaldo Solis Ramirez. The second-highest sale was 28-30 Hollingsworth St., which sold for $995,000 on Aug. 14; Andrew B. Perkins, as trustee, sold to Mendez Aguilar LLC. At 11 Fernwood Ave., the property sold for $950,000 on Aug. 13, with Baburam Adhikari selling to Douglas Furtado Desouza. A sale at 191 Eastern Ave. brought $850,000 on Aug. 14, with Marie Rose Laroche selling to Isabel Dejesus Diaz. Rounding out the top five, 219 Jenness St. (Lot 8 & 10) sold for $750,000 on Aug. 14, with Michael J. Dery selling to Adriana Crawford. Bed, bath and square-footage figures were not available in the deed data for any of these transactions.

NEIGHBORHOOD BREAKDOWN

Eastern Avenue saw two recorded sales during the period: 191 Eastern Ave. at $850,000 and 524 Eastern Ave. at $645,000, both recorded Aug. 14. No other street had more than one recorded sale. By price tier among the 13 disclosed sales, two sold under $500,000 (97 Marianna St. at $425,000 and 10 Pond St. at $310,000); ten sold between $500,000 and $1 million, the largest cluster; and one, 20 S. Elm St., sold at the $1 million mark.

MARKET NOTES

Four of the 15 recorded transactions involved a limited liability company or corporation as buyer: Mendez Aguilar LLC (28-30 Hollingsworth St., $995,000), Chelseas House LLC (42 Whittier St. Lot 8, $600,000), Caribbean Realty Investments LLC (28 Tower Ave. Lots 52 & 53, $560,000) and Envista Home Services Inc. (97 Marianna St., $425,000). Two transactions had no disclosed price and involved a grantor and grantee sharing the same name: 11 Log Cabin Rd., transferred from Mark E. Lee to Mark E. Lee as trustee, and 629 Chestnut St., transferred from Sandy V. Lebrun to Sandy V. Lebrun. Both are consistent with trust or estate-related transfers rather than open-market sales. Square footage and property-type data were not available in the deed records, so no price-per-square-foot comparison could be made.
