LYNN -- Twelve properties changed hands in Lynn between July 31 and August 29, with sale prices ranging from $297,000 to $760,000 and a median of $480,000. The month's priciest sale, a single-family transfer on Wyman Street, topped $760,000, while unit sales on Locust, Spruce and Munroe streets anchored the lower end of the market.

MARKET OVERVIEW Twelve sales were recorded during the period, 11 of which listed a disclosed price; one, at 199 Broadway, did not. Disclosed prices ranged from $297,000 to $760,000, with a median of $480,000. The 12 recorded transactions were spread across a dozen different streets citywide, with no single street or neighborhood accounting for more than one sale, a pattern that points to broad, distributed activity rather than concentrated turnover in any one area.

TOP SALES The month's highest-priced sale was 136 Wyman St., which sold for $760,000 on Aug. 28. Robert J. Parris sold the property to Eduardo Jimenez. Second was 10 Minot St., Lot A, which sold for $635,000 on Aug. 28; Anthony Moschopoulos sold to Jose M. Rodriguez Quinteros. Third was 73 Lockwood Rd., which sold for $570,000 on Aug. 27; Appleton Grove LLC sold to Matthew Murphy. Two properties tied for fourth at $530,000 each, both recorded Aug. 28: 29 Winslow Way, Lot A, sold by the Dougherty Family Trust to Simone Monclair, and 10 Essex Ct., Lot 3A, sold by Timsim LLC to Mauro Eliud Francisco Bartolon.

NEIGHBORHOOD BREAKDOWN No two sales during the period shared a street name, so activity is best summarized by price tier. Five sales fell in the $500,000-to-$1 million range: 136 Wyman St. ($760,000), 10 Minot St. ($635,000), 73 Lockwood Rd. ($570,000), 29 Winslow Way ($530,000) and 10 Essex Ct. ($530,000).
