IPSWICH -- Fifteen properties changed hands in Ipswich between July 17 and Aug. 15, with disclosed sale prices ranging from $300,000 to $1,175,000 and a median of $677,500 among the eight transactions that included a price in the deed record.

MARKET OVERVIEW

The Essex County Registry of Deeds recorded 15 property transfers in Ipswich during the period, though only eight included a disclosed consideration amount. Among those eight, prices ranged from $300,000 for a unit at 12 Dix Rd to $1,175,000 for a condominium at 24 Primrose Lane, with a median of $677,500. Fifteen recorded sales in a four-week span is a moderate volume of activity based on the count alone; no prior-period data is available here for direct comparison. Nearly half the recorded transfers carried no disclosed price, which is common for deed records and does not by itself indicate anything about those specific transactions.

Central Street was the only street with more than one recorded sale: a unit at 0 Central St, Unit 2, transferred Aug. 13 from Five Corners Cafe & Deli LLC to Christopher J. McCormack, trustee, and a unit at 79 Central St, Unit 3, transferred Aug. 7 from Isabel J. Marshall to the Marshall Revocable Living Trust. Neither sale included a disclosed price.
