Ipswich Deed Prices Span $285,000 To $2.9 Million This Period

IPSWICH -- Fourteen property transfers were recorded at the Essex County (Southern District) Registry of Deeds for Ipswich between Sept. 11 and Oct. 10, topped by a $2.9 million sale on Argilla Road. Prices have been recorded for eight of the 14 transactions so far; the rest are expected to post to the registry in the coming days.

MARKET OVERVIEW

Of the 14 deeds recorded, eight carry a sale price to date, ranging from $285,000 to $2,900,000. The median sale price among those eight is $746,000. The six remaining transfers do not yet show a price in the registry. With 14 recorded transfers in a four-week span, the period shows a steady pace of activity relative to the raw count; the data does not support a comparison to prior months or to other communities.

TOP SALES

The largest transaction was 193 & 195 Argilla Road, which sold for $2,900,000 on Oct. 7. The seller was listed as Wasserman M D E and the buyer as 193 Arg LLC. A property recorded in the registry under the address "see record" sold for $1,600,000 on Oct. 2; the seller was Richard W. Chase and the buyer was Karen E. Donovan, trustee. At 4 Heard Drive, the Ward Irrevocable Trust sold the property to Kevin Sullivan for $879,000 on Oct. 9. At 31 Hodgkins Drive, Lot 17, Kenneth J. Taylor sold to Luke Denio for $850,000, also on Oct. 9. Rounding out the top five, a condominium unit at 53 N. Main St., Unit 53-5, sold for $642,000 on Oct. 6, with Benjamin Hancock as seller and Cheryl A. Dean as buyer.

NEIGHBORHOOD BREAKDOWN

Linebrook Road had two recorded transfers in the period: 164 Linebrook Road and 175 Linebrook Road, both with price not yet available. Argilla Road also had two: the $2.9 million sale at 193 & 195 Argilla Road and 134 Argilla Road, Lot 4, for which a price has not yet been recorded. By price tier among the eight sales with recorded prices, two sold under $500,000: 16 Appleton Park, Unit C-3, for $285,000, and 401-16 Colonial Drive, Unit 16, for $488,000. Four sold between $500,000 and $1 million: 42 Avery St. ($555,000), 53 N. Main St., Unit 53-5 ($642,000), 31 Hodgkins Drive, Lot 17 ($850,000), and 4 Heard Drive ($879,000). Two sold above $1 million: the Argilla Road property at $2.9 million and the Oct. 2 transfer recorded as "see record" at $1.6 million.

MARKET NOTES

The recorded transactions include a mix of single-family homes (such as 42 Avery St. and 4 Heard Drive) and condominium units (16 Appleton Park, Unit C-3; 401-16 Colonial Drive, Unit 16; and 53 N. Main St., Unit 53-5). Six of the 14 recorded deeds show no sale price yet, and five of those six list the same family name, or a closely related one, as both grantor and grantee: 164 Linebrook Road (Deacon to Deacon), 15 County St. (Walker to Walker, trustee), 7 Paradise Road (Macleod to Macleod Revocable Trust), 23 Heartbreak Road, Lot A (Galanis to Galanis, trustee), and 175 Linebrook Road (Rivero to Rivero, trustee). That pattern is consistent with transfers into a trust or between family members, which the registry often does not record with a sale price. The sixth price-pending transfer, 134 Argilla Road, Lot 4 (Carson to Waterman), does not share a grantor and grantee name. Bedroom, bathroom and square-footage figures were not available in the deed data for any property in this period.
