Haverhill's Top Sales Push Past $800,000 While Condo Units Anchor Lower End

HAVERHILL -- Fifteen property transfers were recorded in Haverhill between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $368,000 to $890,000 and a median of $612,500 among the eight sales that listed a price.

MARKET OVERVIEW The Essex County Southern District Registry of Deeds recorded 15 Haverhill property transfers in the period, but only eight listed a sale price. Among those eight, prices ranged from $368,000 to $890,000, with a median of $612,500. The remaining seven transfers, nearly half the dataset, involved family trusts, an intra-church transfer and an LLC-to-LLC sale, none of which disclosed a price. With disclosed prices split fairly evenly between under $500,000 and the $500,000-to-$1 million range, the period does not show a lopsided market by price tier, though the volume of undisclosed transfers limits how much can be concluded from price data alone.

TOP SALES The highest-priced transaction was 241-243 Broadway, which sold for $890,000 on Sept. 4. Hector Perez sold the property to Luisa Mabel Franco Lara. Close behind, 250-252 Boardman St. Pcl A sold for $875,000 the same day, with Jeffrey S. Osgood selling to Luis A. Andia Fernandez. At 14 Marina Dr. Lot 4, Andrea B. O'Brien sold to Javier Cortes for $735,000 on Sept. 3. Swift Homes LLC sold 25 High St. to Edemilson Fargnolli for $720,000, also on Sept. 3. Rounding out the top five, 7-9 Fourth Ave. Un. 9 sold for $505,000 on Sept. 4, with Haverdough LLC selling to Yokaira S. Acosta.

NEIGHBORHOOD BREAKDOWN Brandy Brow Road had two transfers in the period, at 14 and 22 Brandy Brow Road, both moving from Lifeline Baptist Church to itself; neither disclosed a price. No other street had more than one recorded sale. By price tier among the eight disclosed sales, three fell under $500,000: 38 Eaton Ct. Un. 4A at $368,000, 8 Country Meadow Rd. Un. 97 Bldg. 19 at $445,000, and 61 Clement Ct. Un. 60C at $460,000. Five fell in the $500,000-to-$1 million range: 7-9 Fourth Ave. Un. 9, 25 High St., 14 Marina Dr. Lot 4, 250-252 Boardman St. Pcl A, and 241-243 Broadway. No sale in the period exceeded $1 million.

MARKET NOTES Bed, bath and square-footage figures were not available in the deed records reviewed. Four of the eight disclosed sales involved condominium units, identified by "UN" unit designations: Fourth Avenue, Clement Court, Country Meadow Road and Eaton Court. Several transfers in the period moved property into or within family or entity trusts rather than to unrelated buyers, including 465 Riverdale Ave. (Kevin F. Keefe to the Keefe Family Revocable Trust), 9 Bicknel Cir. (William P. Mabee to the Mabee Family Trust), 36 Dodge St. (Bunker Family Realty Trust to Tammi J. McGrath) and 34 Coolidge Ave. Lot 1 (Terrence P. Flynn to Terrence P. Flynn Tr.). None of these trust-related transfers disclosed a price. A commercial transfer was also recorded at 50 & 60 Railroad St., where Cioto & Johnson Development LLC sold to 50 60 Railroad LLC without a disclosed price.
