Hamilton Home Sale Prices Range Widely as Median Lands at $857,500

HAMILTON -- Fifteen properties changed hands in Hamilton between Sept. 11 and Oct. 10, with the four sales carrying a recorded price so far ranging from $615,000 to $1,175,000 and a median of $857,500.

MARKET OVERVIEW Essex South Registry of Deeds records show 15 transfers of Hamilton property recorded in the four-week period ending Oct. 10. Of those, four carry a recorded sale price, ranging from $615,000 to $1,175,000, with a median of $857,500. The remaining 11 transfers have no price yet in the registry's data. The period's 15 recorded deeds represent a measurable volume of property activity by count alone, but more than two-thirds of those transfers appear to be moves within the same family or into a trust rather than open-market sales (see Market Notes). Because price data covers only a quarter of the period's transfers, a firm read on market direction cannot be drawn from price alone.

TOP SALES 8 Patton Ridge Road sold for $1,175,000 on Sept. 17, the period's highest recorded price. John H. Carroll was the seller; the buyer was the Heath Smith Family Trust. 50 Idlewood Avenue sold for $925,000 on Sept. 29. Artur Milgrom was the seller; Jean Rossi was the buyer. 175 Lake Shore Avenue sold for $790,000 on Sept. 28. Joseph Hanson was the seller; the buyer was the William S. Reiley Jr. Family Irrevocable Trust. 229 Highland Street sold for $615,000 on Sept. 24, the period's lowest recorded price. Sean Reale was the seller; Amelia Snedeker was the buyer.

NEIGHBORHOOD BREAKDOWN Bay Road recorded two transfers: 968 Bay Road on Sept. 30 and 529 Bay Road Lot 9 on Sept. 21; neither carries a recorded price yet. Bridge Street also recorded two transfers: 181 Bridge Street Lot 8 on Oct. 6 and 259 Bridge Street on Sept. 28; neither has a recorded price. Moulton Street recorded two transfers as well: 190 Moulton Street Parcels B & C on Sept. 30 and 286 Moulton Street on Sept. 17; neither has a recorded price. Among the four sales with a recorded price, one fell under $700,000 (Highland Street), two fell between $700,000 and $1 million (Lake Shore Avenue and Idlewood Avenue), and one exceeded $1 million (Patton Ridge Road).

MARKET NOTES Of the 15 deeds recorded in the period, 11 show the same individual, or a person sharing the seller's last name, listed as both grantor and grantee, often through a trust: Stephen M. All 15 recorded transfers in the period are single-family or residential-lot properties; no condominium or multi-family transfers appear in the data.
