Groveland Home Sales Top Out at $750,000 as Trust Transfers Rise

GROVELAND -- Fifteen properties changed hands in Groveland between July 17 and Aug. 15, with disclosed sale prices ranging from $200,000 to $750,000. Nearly half of the month's recorded deeds involved no listed sale price, a pattern consistent with transfers between family members or into trusts rather than open-market sales.

The Essex County Southern District Registry of Deeds recorded 15 property transfers in Groveland during the four-week period. Of those, seven listed a sale price, ranging from $200,000 to $750,000, with a median of $675,000. The remaining eight transfers had no disclosed consideration, which is standard for many trust, estate and intra-family deed filings. Taken on its own, a count of 15 recorded transfers in one month is a modest but steady clip of deed activity for Groveland; no prior-period data was provided for comparison.

Main Street was the most active street in the dataset, with four recorded transfers: 285 Main St. ($740,000), 179 Main St. Lot 3 ($750,000), 178 Main St. Lots 8 and 9 ($675,000), and 396 Main St. Lot 7, which sold July 21 with no disclosed price. No other street had more than one recorded transfer in the period. Among sales with disclosed prices, one fell under $500,000: 6 and 8 Pond St., which sold for $200,000 on July 21 from Maureen A. Caves, trustee); and 396 Main St., Lot 7 (Joseph N. Nadeau to Daryl S. Nadeau, trustee).
