Groveland home sales cluster near $750,000 as Main Street sees three transfers

GROVELAND -- Thirteen properties changed hands in Groveland between July 24 and Aug. 22, with disclosed sale prices ranging from $595,000 to $780,000 and a median of $740,000 among the seven transactions that reported a price.

MARKET OVERVIEW The Essex County Registry of Deeds recorded 13 property transfers in Groveland during the period. Of those, seven listed a consideration amount, ranging from $595,000 to $780,000, with a median of $740,000. The other six sales, roughly half the total, did not disclose a price. Thirteen recorded transactions is a moderate volume for a single month in a town of Groveland's size; the raw count alone does not indicate whether the period was more or less active than prior months, since no comparative data was provided.

TOP SALES The highest-priced transaction was 5 Apple Blossom Way, Lot 12, which sold for $780,000 on Aug. 21. William Mitchell was the seller and Brandon Daniels the buyer. At 5 Pandora Dr., Lot 47, Kenneth Paul McConnon Jr. sold to Andrew Greenberg for $765,000 on Aug. 19. At 179 Main St., Lot 3, James P. McCarthy sold to Peggy W. Marcelonis for $750,000 on July 31. No other street recorded more than one sale in this dataset. Among disclosed prices, two sales fell below $700,000: 22 Wood St., Lot 1, at $595,000, and 178 Main St. at $675,000. None of these six transfers disclosed a sale price, which is consistent with typical deed-recording practice for transfers within the same family or into a trust.
