Groveland Home Sales Cluster Between $500,000 And $1 Million In August

GROVELAND -- Fourteen property transfers were recorded in Groveland during the four weeks ending Sept. 5, with prices ranging from $10,000 to $987,500 and a median sale price of $569,000 among the 11 transactions with disclosed prices.

MARKET OVERVIEW Essex County (Southern District) Registry of Deeds records show 14 transfers in Groveland between Aug. 7 and Sept. 5. Of those, 11 listed a sale price, ranging from $10,000 to $987,500, with a median of $569,000. Three deeds, for properties on Uptack Road, Clark Road and Salem Street, did not disclose a sale price. Fourteen recorded sales in a single month is a notable volume for the town, though no prior-period figures were available for comparison.

TOP SALES The highest-priced transaction was a property listed in deed records simply as "See Record," which sold for $987,500 on Sept. 3; Thomas J. DePlonty III was the seller and Joseph DiRocco the buyer. At 11 Highland Ave., the Balletto Living Trust sold to Alec Kneedler for $855,000 on Aug. 24. At 4 Alpha Rd. (Lot 45), James E. Monaco sold to Kara Putnam for $805,000 on Aug. 27. At 6 Highland Ave., Edson Zanette sold to Aditi Krigovski for $760,000 on Sept. 1. At 47 Uptack Rd. (Lot 2), Shawn A. Greene sold to Noah Dalton for $655,000 on Aug. 31.

NEIGHBORHOOD BREAKDOWN Highland Avenue accounted for two of the month's top five sales: No. 6 at $760,000 and No. 11 at $855,000. Uptack Road also had two transfers: 47 Uptack Rd. Lot 2 sold for $655,000, while 13 Uptack Rd. Lot 30-L, a transfer from David M. Leroux to David Michael Leroux III as trustee, did not disclose a price. Alyssa Drive had two condominium unit sales: Unit 1001 sold for $569,000 and Unit 1401 for $535,000. By price tier among the 11 disclosed sales, three fell under $500,000 ($10,000, $120,000 and $300,000), and eight fell between $500,000 and $1 million; no sale exceeded $1 million.

MARKET NOTES Deed records show a mix of single-family and condominium transfers; unit-numbered sales at 61 Washington St. and both Alyssa Drive addresses indicate condominium properties, while Highland Avenue and Alpha Road sales were not unit-designated. Several transfers were structured as trust or estate transactions within the same family, including the Uptack Road transfer from David M. Leroux to David Michael Leroux III as trustee, a Clark Road transfer from Kenneth Costa to the Elizabeth M. & Kenneth Costa Living Trust, a Salem Street transfer from Norman Reidy to the Heather A. Reidy Revocable Trust, and a Gardner Street transfer from Rene Fijux, as trustee, to Marguerite Fijux Palacio Morales. Two purchases were made by limited liability companies: Centura Bay LLC bought 61 Washington St. Unit 1 for $120,000, and First Landing Investments LLC bought 1 Pond St. for $300,000. One transfer, a property listed as "See Rec" that sold from James G. Bussing, as trustee, to Jason Tarr for $10,000 on Aug. 24, was recorded well below the rest of the month's disclosed prices; deed records do not indicate a reason for the amount.
