GLOUCESTER -- Fourteen properties changed hands in Gloucester between July 24 and Aug. 22, according to deeds recorded at the Essex County Southern District Registry of Deeds, with disclosed sale prices ranging from $549,000 to $1.5 million.

MARKET OVERVIEW The registry recorded 14 property transfers during the period. Seven of those deeds listed a sale price; the other seven did not, a common occurrence for trust and estate transactions. Among the seven disclosed prices, the low was $549,000 for 921 Washington St. and the high was $1.5 million for 25 & 26 Horton Ave. The median disclosed sale price was $705,000. Based on the raw count alone, 14 recorded transfers over the four-week period reflects a moderate, steady pace of activity; no prior-month figures were provided for comparison.

TOP SALES The period's highest-priced transaction was 25 & 26 Horton Ave., which sold for $1.5 million on Aug. 17. The seller was listed as the Thomas J Sexton & Jane L Kane Revocable Living Trust, and the buyer was Brian A. Rossano. The second-highest sale was 4 Crane Way, Lot 31, which sold for $900,000 on Aug. 17; the seller was 4 Crane Way Realty Trust and the buyer was 4G Crane Way LLC. At 196 Main St., Unit 2, the sale price was $825,000 on Aug. 17, with Michael J. Birchenough as seller and Peter H. Greenman as buyer. A condominium unit at 204 Hesperus Ave., Unit 4, sold for $705,000 on Aug. 18; the seller was the Eldad & Katherine Koren Family Trust Agreement and the buyer was Karen Regnante. Rounding out the top five, 3 Monroe Ct. sold for $610,000 on Aug. 21, with Gina F. Ashwell, acting as estate representative, as seller and Thomas Joseph Boyce as buyer.

NEIGHBORHOOD BREAKDOWN Washington Street was the only street to record more than one sale during the period: 921 Washington St. sold for $549,000, and 100-102 Washington St. sold for a price not disclosed. All other addresses in the dataset were on separate streets. By price tier among the seven disclosed sales, six fell between $500,000 and $1 million: $549,000, $562,000, $610,000, $705,000, $825,000 and $900,000. One sale, at 25 & 26 Horton Ave., exceeded $1 million at $1.5 million.
