GEORGETOWN -- Thirteen property deeds were recorded in Georgetown between Sept. 11 and Oct. 10, but only four carried a sale price by the time records were reviewed, led by a $1.4 million sale on Baldpate Road.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 13 property transfers in Georgetown during the four-week period. Of those, four have a recorded sale price so far, ranging from $708,000 to $1,400,000, with a median of $769,500 among the priced sales. The remaining nine transfers show no price yet, which is typical for deed data and usually means the figure has not been entered into the registry's system rather than any withholding by buyer or seller; those prices generally appear within about a week of recording. Thirteen recorded deeds is a notable volume of activity for the town in a single month, though with more than two-thirds of the sales still unpriced, a full read on where values are trending will depend on data that has not yet posted.

TOP SALES

41 Baldpate Road, Lot 10, sold for $1,400,000 on Sept. 30, the highest recorded price of the period. Michael P. Marta was the seller; the buyer was Helping Hands Ministries Inc.

140 Thurlow Street, Lot 9, sold for $800,000 on Sept. 30. Richard Wilson was the seller; Daniel P. Lattarulo was the buyer.

85 W. Main Street sold for $739,000 on Sept. 30. The seller was Pentucket Pond Realty Trust; the buyer was Michael P. Marta, the same person who sold 41 Baldpate Road the same day.

14 Web Road sold for $708,000 on Oct. 1. John Moriarty was the seller; Camden Armstrong was the buyer.

The other nine recorded transfers, at Lisa Lane (two units), Chaplin Hills Road, Jefferson Court, Pillsbury Lane, North Street (two properties), Brook Street and Central Street, do not yet have a price on file.

NEIGHBORHOOD BREAKDOWN

North Street had two recorded transfers in the period, at 513 North St. Lot 1 and 357 North St. Lot 142A; neither has a posted price yet. Among the four priced sales, one topped $1 million (41 Baldpate Road at $1.4 million) and three fell in the $700,000-to-$800,000 range (140 Thurlow Street, 85 W. Main Street and 14 Web Road). The remaining addresses, including two separate units on Lisa Lane, are scattered across town with no other shared street names.

MARKET NOTES

Seven of the 13 recorded transfers involved a buyer and seller with the same name or last name, or a transfer into a trust: the Lisa Lane Lot 2 deed (Joseph Dulac, trustee, to himself as trustee), the Lisa Lane Lot 1 deed (Alan P. Aulson, trustee, to himself as trustee), the Chaplin Hills Road deed (Jeneven Mingle Lin to a trust in a similar name), the Jefferson Court deed (Sabrina L. Felteau to Richard E. Felteau), the Pillsbury Lane deed (Christopher Lataille to Christopher J. Lataille, trustee), the North Street Lot 1 deed (Joseph R. Carson to Joseph R. Carson) and the North Street Lot 142A deed (Forrest M. Bridges Jr. to Michael F. Bridges). These are consistent with family or trust-related transfers rather than open-market sales; the registry data does not indicate motivation.

Ten of the 13 recorded properties carry a lot or unit number, consistent with condominium or subdivision parcels; only three, at Web Road, W. Main Street and Brook Street, are recorded without a lot designation. One buyer-seller link crossed two of the period's priced sales: Michael P. Marta sold 41 Baldpate Road for $1.4 million and, the same day, bought 85 W. Main Street for $739,000, both recorded Sept. 30. Beds, baths and square footage were not available from the deed records for any of the 13 transfers.
