Five disclosed Marblehead sales span $432,000 to $1,675,000 this month

MARBLEHEAD -- Fourteen deeds were recorded in Marblehead over the past month, but roughly half involved property moving into a trust under the same owner's name rather than a sale to a new buyer, leaving just five transactions with a disclosed price ranging from $432,000 to $1,675,000.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 14 Marblehead transfers between July 17 and Aug. 15. Of those, five carried a disclosed sale price, ranging from $432,000 to $1,675,000, with a median of $1,043,500. The other nine entries list no consideration amount, consistent with how the registry typically records transfers such as a trust re-titling. Seven of the 14 recorded deeds show the same individual as both grantor and grantee, differing only by a trust designation on the buyer side, meaning only seven of the 14 filings reflect a transfer between two different parties. Based on raw count alone, 14 filings in a four-week window is a moderate volume, though the high share of same-owner trust transfers means actual buyer-to-seller turnover was lower than the headline count suggests.

4 Eustis Road (Lot K-1) sold for $1,043,500 on Aug. 11. Gareth E. Roberts was the seller; Gwyneth A. Croll was the buyer.

58 Jersey Street (Lots 34 and 36) sold for $855,000 on Aug. 12. John Riddle was the seller; Russell Haver was the buyer.

9 Harding Lane sold for $432,000 on Aug. 12, the month's lowest disclosed price. Ellen Berkovitch was the seller; Henry Churchill Skinner was the buyer.

NEIGHBORHOOD BREAKDOWN

No street had more than one recorded transfer in this period, so no street-level cluster emerged. By price tier among the disclosed sales: one transaction fell under $500,000 (9 Harding Lane, $432,000); one fell between $500,000 and $1 million (58 Jersey Street, $855,000); and three exceeded $1 million (4 Eustis Road, 30 Shetland Road and 1 Upland Road). The remaining nine deeds, spread across Robert Road, Pickwick Road, Auburndale Road, Green Street, Marion Road Extension, West Shore Drive, Dartmouth Road, Arrowhead Road and Westport Lane, carried no disclosed price.

Separately, seven of the 14 filings, at Robert Road, Pickwick Road, Green Street, Marion Road Extension, West Shore Drive, Dartmouth Road and Arrowhead Road, show the identical name as both grantor and grantee with a trust designation added on the buyer side. Deed records do not indicate the reason for these transfers.
