Essex Home Prices Span $627,000 To $1.75 Million This Period

ESSEX -- Fourteen property transfers were recorded at the Essex County (Southern District) Registry of Deeds between July 24 and Aug. 22, led by a $1.75 million sale on Lufkin Point Road. Eight of the 14 transactions disclosed a sale price; the rest were largely transfers between family members or into personal trusts.

MARKET OVERVIEW

Among the eight sales with disclosed prices, values ranged from $627,000 to $1,750,000, with a median of $1,332,500. Fourteen recorded transfers over a four-week span is a moderate volume for a town of Essex's size, though no prior-period figures are available for comparison. Six of the 14 transfers, roughly 43%, involved a seller transferring property to themselves or a related trust or entity, which accounts for most of the undisclosed-price transactions.

TOP SALES

The highest-priced sale was 45 Lufkin Point Rd. Lot 4, which sold for $1,750,000 on Aug. 3. Michael P. Ross sold the property to Richard Greenblatt. At 149 Western Ave., Thomas P. Canillas sold to 149 Western Ave LLC for $1,650,000 on Aug. 6. A unit at 199 R John Wise Ave. Lot 4 sold for $1,515,650 on Aug. 4, with Western Mass LLC selling to Carl Hager. At 17 Addison St., Corey P. Jackson sold to Logan Sena for $1,465,000 on Aug. 10. Rounding out the top five, 6 Scots Way Lot 2 sold for $1,200,000 on Aug. 21, with Scott Savory selling to 6 Scots Way LLC.

NEIGHBORHOOD BREAKDOWN

Two street names saw multiple transfers this period. Forest Avenue recorded two sales: 31 Forest Ave. Lot A sold for $875,000, while 27 Forest Ave. Lot 1 transferred from Laurie L. Hunt to a trust in her name with no price disclosed. Western Avenue also had two transfers: the $1,650,000 sale at 149 Western Ave. and a same-owner trust transfer at 7 Western Ave. with no price disclosed. John Wise Avenue saw two transactions at the same Lot 4 address on the same day, Aug. 4: the $1,515,650 sale to Carl Hager and a separate transfer from Western Mass LLC to itself with no price disclosed.

Among the eight sales with disclosed prices, three fell under $1 million: $627,000, $820,300 and $875,000. Two fell between $1 million and $1.5 million: $1,200,000 and $1,465,000. Three exceeded $1.5 million: $1,515,650, $1,650,000 and $1,750,000.

Eight of the 14 recorded properties carry lot or unit designations, including 6 Scots Way Lot 2, 31 Forest Ave. Lot A, 8 Centennial Grove Rd. Lot 2B, 27 Forest Ave. Lot 1, 6 Patriots Landing Unit 10, 199 R John Wise Ave. Lot 4, 45 Lufkin Point Rd. Lot 4 and 7 Main St. Lot 1, indicating a mix of condominium or subdivided-parcel sales alongside conventional single-address properties such as 17 Addison St., 24 Choate St. and 149 Western Ave.

Six transfers moved property between an individual and a trust or entity bearing the same name, rather than to a new outside buyer: Paul E. Campagna to a trust in his name, Patricia McCarthy to a trust in her name, Constance D. Vallis to a trust in her name, Laurie L. Hunt to a trust in her name, Meaghan L. Bonner to a trust in her name, and Western Mass LLC to itself. None of these six disclosed a sale price. A seventh transfer involving a trust, the Albert J. Beaulier Irrevocable Trust's sale of 32 Eastern Ave. to Cory Earl Burnham for $627,000, did include a disclosed price and was the lowest of the period.
