Essex August Sales Split Between Million-Dollar Deals And Trust Transfers
ESSEX -- Essex recorded eight property deed transfers between Aug. 7 and Sept. 5, half of them open-market sales with disclosed prices reaching as high as $1,465,000, and half of them transfers moving property from individual owners into revocable trusts bearing the same names.
MARKET OVERVIEW
Eight deeds were recorded in Essex during the four-week period. Four of those transactions disclosed a sale price, ranging from $775,000 to $1,465,000, with a median of $1,037,500 among the disclosed sales. The other four transfers did not include a consideration amount, consistent with the pattern seen in trust and estate transfers, where deed records often omit price. Based on the raw count of eight recorded transfers, the period registered moderate activity, though only half the filings represent sales with pricing data available to assess.
TOP SALES
17 Addison St. sold for $1,465,000 on Aug. 10, the highest price recorded in the period. Seller Corey P. Jackson transferred the property to buyer Logan Sena.
6 Scots Way Lot 2 sold for $1,200,000 on Aug. 21. Seller Scott Savory transferred the unit to buyer 6 Scots Way LLC.
31 Forest Ave. Lot A sold for $875,000 on Aug. 21. Seller Trevor Meek transferred the property to buyer Tyler Popp.
A property recorded in the registry with the address listed only as "See Record" sold for $775,000 on Aug. 28. Seller Bettye J. Outlaw transferred the property to buyer Donovan Melero Nelson. The registry entry did not include a standard street address for this transaction.
NEIGHBORHOOD BREAKDOWN
No two recorded transfers during the period shared a street name, so sales are grouped by price tier instead. Two disclosed sales topped $1 million: 17 Addison St. at $1,465,000 and 6 Scots Way Lot 2 at $1,200,000. Two disclosed sales fell in the $500,000-to-$1-million range: 31 Forest Ave. Lot A at $875,000 and the "See Record" property at $775,000. The remaining four transfers, at 2 Riverview Hill Rd., 8 Centennial Grove Rd. Lot 2B, 24 Choate St. and 7 Western Ave., did not disclose a price and cannot be placed in a tier.
MARKET NOTES
Four of the eight recorded transfers, half of the period's total, moved property from an individual owner into a revocable trust carrying that same person's name: William Balsham to the Revocable Trust of William F. Balsham at 2 Riverview Hill Rd.; Paul E. Campagna to Paul E. Campagna, Tr., at 8 Centennial Grove Rd. Lot 2B; Patricia McCarthy to Patricia A. McCarthy, Tr., at 24 Choate St.; and Constance D. Vallis to Constance D. Vallis, Tr., at 7 Western Ave. None of these four transfers disclosed a sale price. Three of the eight recorded addresses carried a lot designation, 6 Scots Way Lot 2, 31 Forest Ave. Lot A and 8 Centennial Grove Rd. Lot 2B, indicating subdivided parcels or condominium-style units among the period's transfers. One sale, 6 Scots Way Lot 2, involved a buyer entity, 6 Scots Way LLC, rather than an individual buyer.
