Disclosed Essex Home Sale Prices Held Above $1.4 Million Through August

ESSEX -- Essex recorded 14 property transfers between July 31 and Aug. 29, with seven sales disclosing a purchase price ranging from $775,000 to $1,750,000. Half of the month's transactions involved a property owner transferring title to their own trust or the same LLC, a pattern that left no sale price on record.

MARKET OVERVIEW

Of the 14 recorded deeds, seven listed a consideration amount. Disclosed prices ranged from $775,000 to $1,750,000, with a median of $1,465,000. The other seven transfers, all involving a grantor and grantee who appear to be the same person or entity in a different legal form, carried no disclosed price. Fourteen recorded transactions in a single month is a notable volume for a town the size of Essex, though half of that count reflects internal ownership transfers rather than sales between unrelated parties.

TOP SALES

The month's highest-priced transaction was 45 Lufkin Point Rd Lot 4, which sold for $1,750,000 on Aug. 3. Michael P. Ross was the seller; Richard Greenblatt was the buyer.

149 Western Ave sold for $1,650,000 on Aug. 6. Thomas P. Canillas sold the property to 149 Western Ave LLC.

199 R John Wise Ave Lot 4 sold for $1,515,650 on Aug. 4. Western Mass LLC sold the property to Carl Hager.

17 Addison St sold for $1,465,000 on Aug. 10. Corey P. Jackson sold the property to Logan Sena.

6 Scots Way Lot 2 sold for $1,200,000 on Aug. 21. Scott Savory sold the property to 6 Scots Way LLC.

NEIGHBORHOOD BREAKDOWN

Three streets had two recorded transfers apiece in August. Western Avenue saw 149 Western Ave sell for $1,650,000 while 7 Western Ave changed hands with no price disclosed. Forest Avenue saw 31 Forest Ave Lot A sell for $875,000 while 27 Forest Ave Lot 1 transferred with no price disclosed. John Wise Avenue saw two transfers at the same lot number, 199 R John Wise Ave Lot 4: one sale to Carl Hager for $1,515,650 and a separate transfer from Western Mass LLC to itself with no price disclosed.

By price tier among the seven disclosed sales: two fell between $500,000 and $1 million (SEE RECORD at $775,000 and 31 Forest Ave Lot A at $875,000); two fell between $1 million and $1.5 million (6 Scots Way Lot 2 at $1,200,000 and 17 Addison St at $1,465,000); and three exceeded $1.5 million (199 R John Wise Ave Lot 4 at $1,515,650, 149 Western Ave at $1,650,000, and 45 Lufkin Point Rd Lot 4 at $1,750,000).

Bonner, Trustee (6 Patriots Landing Un 10); and Western Mass LLC to itself (199R John Wise Ave Lot 4). Conversely, all seven transfers between different parties disclosed a sale price.
