Danvers Sale Prices Span Nearly $13 Million While Median Holds at $685,000

DANVERS -- Fourteen property transfers were recorded in Danvers between July 24 and Aug. 22, but only five carried a disclosed sale price, ranging from $610,000 to $13.5 million. The month's activity was dominated by a single large-scale transaction on Newbury Street, while roughly half of all filings were transfers between family members or into trusts.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 14 Danvers property transfers during the period. Among the five sales with a disclosed price, the range ran from $610,000 to $13,500,000, with a median of $685,000. Nine of the 14 recorded deeds, nearly two-thirds, did not include a disclosed consideration amount. Because most filings lack pricing data, the raw count of 14 transfers does not by itself indicate how active the broader sales market was; it reflects deed-recording volume, not necessarily arm's-length home sales.

TOP SALES

The month's largest transaction was 51 Newbury St., which sold for $13,500,000 on Aug. 17. The seller was PEG Boston Danvers Property LLC and the buyer was 51 Newbury LLC. A property recorded only as "See Record" in the deed filing, with no street address captured in the dataset, sold for $2,060,000 on Aug. 14; the seller was Karen Doherty and the buyer was Thomas R. Haught. At 16 Adams St., Lot 5, the property sold for $685,000 on Aug. 17, with Louis A. Mandarini Jr., as trustee, selling to Johanna E. Fischi. At 27 Chestnut St., Ryan P. Ghizzoni sold to Michael Emery for $681,000 on Aug. 21. At 98 Village Post Rd., the Hokanson Family Trust sold to Victoria E. Parker for $610,000 on Aug. 17. Bed, bath and square-footage figures were not available from deed records for any of these sales.

NEIGHBORHOOD BREAKDOWN

No two recorded sales shared the same street name during the period, so no single-street concentration emerged. By price tier among the five disclosed sales: three sold under $700,000 (Village Post Road, Chestnut Street and Adams Street), one sold in the $2 million range (the Doherty-to-Haught transfer) and one, the Newbury Street property, sold above $10 million. The other nine transfers, spread across Ardmore Drive, Columbia Road, Greystone Drive, Hutton Street, Lawrence Street, Agawam Avenue, Edmunds Cove Road, Betsy Way and Apple Tree Road, carried no disclosed price.

MARKET NOTES

Nine of the 14 deeds referenced a unit or lot number, such as 5 Ardmore Dr., Lot 2, and 7 Agawam Ave., Lot B10, indicating condominium transfers made up the bulk of the month's recorded filings. None of those unit sales included a disclosed price. Six of the 14 transfers involved a seller and buyer sharing the same surname or an individual transferring property into a trust bearing that surname: Ardmore Drive (Mason to Mason, trustee), Columbia Road (Prentiss to Prentiss, trustee), Greystone Drive (Hagerty to Hagerty, trustee), Agawam Avenue (Pizzi to the Pizzi Family Trust), Betsy Way (Ouellette to Ouellette) and Apple Tree Road (Hebert to Hebert, trustee). None of those six carried a disclosed sale price. The Newbury Street sale stood apart from the rest of the month's filings both in price and in structure: it was the only transfer between two limited liability companies, consistent with a commercial or investment-property transaction rather than a residential sale.
