DANVERS -- Fifteen properties changed hands in Danvers during the four weeks ending Aug. 29, with disclosed sale prices ranging from $302,500 to $1,078,770 and a median of $720,000 among the eight transactions that reported a price.

MARKET OVERVIEW Essex County Registry of Deeds records show 15 recorded transfers in Danvers between July 31 and Aug. 29. Of those, eight included a disclosed consideration amount, with prices ranging from $302,500 to $1,078,770 and a median sale price of $720,000. The remaining seven transfers, nearly half of the period's total, listed no sale price, a pattern consistent with deed transfers among family members or into trusts. Based on the raw count alone, 15 recorded transfers over a month represents a moderate level of activity for Danvers, though the data provided here does not include prior-period figures for direct comparison.

TOP SALES The highest-priced transaction was 5 Day Ave. Lot 2, which sold for $1,078,770 on Aug. 27. Mary A. Tsoutsouras, as trustee, sold the property to Lisa M. DeMauro, as trustee. The second-highest sale was 31 Bates St. Lot 19 & 20, which sold for $975,000 on Aug. 27. Vincent P. Ercolano Jr. sold the property to Christian Fabbri. At 99 Burley St. Lot 3025, the Littlefield Irrevocable Trust sold the property to Donald Smith for $875,000 on Aug. 26. The property at 96 Ash St. sold for $810,000 on Aug. 24. Adam W. Southwick sold the home to Casey Messelaar. Rounding out the top five, 7-9 Park St. Unit 9-1 sold for $630,000 on Aug. 27. Jessica L. Snow sold the unit to Allan Joseph Rooney, as trustee.

NEIGHBORHOOD BREAKDOWN Two units at 37 Constitution Lane changed hands during the period: Unit 115 in Building 11 sold for $465,000 on Aug. 26, while Unit 16 in Building 2 sold the following day with no price disclosed, transferred from Louis J. Canale to the Louis J. Canale 2026 Trust. No other street recorded more than one sale in the period. By price tier among the eight disclosed sales: one sale topped $1 million (5 Day Ave.); five sales fell between $500,000 and $1 million (31 Bates St., 99 Burley St., 96 Ash St., 7-9 Park St. and 6 Congress Ave.); and two sales were under $500,000 (37 Constitution Lane Unit 115 and 62 Purchase St. Unit C-3).

All eight sales with a disclosed price, by contrast, were transfers between unrelated grantors and grantees.
