BEVERLY -- A Boyles Street property sold for $4,175,000 in late August, the priciest transaction recorded in Beverly during the past month, while most other sales clustered in the $600,000-to-$850,000 range.

MARKET OVERVIEW The Essex County Southern District Registry of Deeds recorded 14 property transfers in Beverly between July 31 and Aug. 29. Of those, 10 listed a sale price, ranging from $315,000 to $4,175,000. The median sale price among disclosed transactions was $665,000. Four of the 14 recorded transfers did not disclose a price, and several of those involved a grantor and grantee with the same last name, a pattern common in family or trust transfers. The raw count of 14 recorded deeds in a single month indicates a market with steady transaction volume, though the data does not allow comparison to prior months or to broader regional trends.

TOP SALES The month's largest transaction was 31 Boyles St. Lot A-1, which sold for $4,175,000 on Aug. 28. The seller was listed as Giulia Macchia, trustee, and the buyer as Peter K. Scaturro, trustee. The next-highest sale was 63 Front St. Unit A, which sold for $850,000 on Aug. 27; Josephine Shea was the seller and Brenda Myers Walsh the buyer. At 11 Friend St. Lots 30 and 31, the property sold for $755,000 on Aug. 28, with John W. Gagnon as seller and Walter Garett Webb as buyer. A fourth notable sale was 43 Front St., which sold for $690,000 on Aug. 27; J. Derek Kennedy, trustee, was the seller and Cheryl L. Andrews, trustee, the buyer. Rounding out the top five, 16 Budleigh Ave. Pt. Lot 5 sold for $680,000 on Aug. 28, with the seller listed as Cooper T N and the buyer as Masoner N.
