Boxford Sales Span $15,000 to $1.56 Million Over Four Weeks

BOXFORD -- Thirteen properties changed hands in Boxford between July 17 and Aug. 15, according to deeds recorded at the Essex County (Southern District) Registry of Deeds, with disclosed sale prices ranging from $15,000 to $1,560,000.

MARKET OVERVIEW Deed records show 13 property transfers in Boxford during the four-week period. Eight of the 13 listed a sale price; the other five were recorded without a disclosed consideration amount, which is common for deed filings and does not necessarily indicate anything unusual about the transfer. Among the eight disclosed sales, prices ranged from $15,000 to $1,560,000, with a median of $1,058,000. Transfers were recorded on nine separate days within the 30-day window, averaging better than one recorded deed every three days.

TOP SALES The period's highest-priced transaction was 2 Gina Way Lot 2, which sold for $1,560,000 on July 29; Owl Realty Trust sold the property to Ocllo Mason. At 261 Ipswich Rd (Parcels A and B), Matthew Lipinski sold to Aofan Xu for $1,240,000 on Aug. 4. The property at 12 Parish Ln Lot 3 sold for $1,155,000 on Aug. 6, with Kurt Edwards selling to Donald Ryan Dryburgh. At 9 Towne Rd Lot 1, Craig L. Kurtz sold to Kyle Gregory Sawyer for $1,091,000 on Aug. 14. Rounding out the top five, 82 Spofford Rd Lot 2 sold for $1,025,000 on July 30, with Marc Harris Brovender selling to Courtney A. Hamm.

NEIGHBORHOOD BREAKDOWN Two of the period's sales were recorded on Spofford Road: 82 Spofford Rd Lot 2 sold for $1,025,000, while 137 Spofford Rd sold for $15,000, the lowest disclosed price in the dataset. No other street had more than one recorded sale. By price tier among the eight disclosed transactions, one sale fell under $500,000 (137 Spofford Rd, $15,000), two fell between $500,000 and $1 million (11 Hemlock Rd Lot 8 at $785,000, and 123 Washington St at $890,000), and five sold above $1 million, from 82 Spofford Rd Lot 2 at $1,025,000 up to 2 Gina Way Lot 2 at $1,560,000.

MARKET NOTES Eight of the 13 recorded deeds, or about 62%, disclosed a sale price. Several of the five undisclosed-price transfers involved parties sharing a surname or a trust entity tied to the same address: 21 Pinehurst Dr Lot 23 moved from William A. Sherman III to William A. Sherman; 43 Silverbrook Rd Lot 19 moved from Mark Phelan to the Phelan Trust; 18 Silvermine Rd moved from Jack W. Hawxwell to the 18 Silvermine Road Nominee Trust; and 176 Topsfield Rd moved from Marc Bruno to the Marc & Marlene Bruno Family Revocable Trust. A fifth undisclosed-price deed, for 67 Porter Rd, recorded a transfer from Odonnell J D J T to USA Hou Urb Dev. Beds, baths and square footage were not available in the deed data for any of the 13 properties.
