BOXFORD -- Fourteen properties changed hands in Boxford between July 31 and Aug. 29, according to Essex County Registry of Deeds records. Prices were disclosed on seven of those sales, ranging from $550,000 to $1,350,000, with a median of $1,129,000.

MARKET OVERVIEW Registry records show 14 recorded property transfers in Boxford during the period. Seven listed a sale price, ranging from $550,000 for a home on Highland Road to $1,350,000 for a property on Ashland Road. The median sale price among those seven disclosed transactions was $1,129,000. The remaining seven transfers listed no consideration amount, a pattern common in deed records for transfers within families or into trusts rather than open-market sales. Stickney to himself as trustee), the two Burning Bush Drive parcels (Daniel J. Walsh to himself as trustee), 6 King John Drive (Melvin A. Deleon to himself as trustee), 21 Pinehurst Drive (William A. Sherman III to William A. Sherman), 43 Silverbrook Road (Mark Phelan to the Phelan Trust) and 18 Silvermine Road (Jack W. Hawxwell to the 18 Silvermine Road Nominee Trust). The Batchelder Road sale, at $725,000, moved from the Batchelder Road Real Estate Trust to Legacy North Properties Inc., a corporate buyer, the only such buyer recorded in the period; every other transaction listed an individual, trust or nominee trust as grantee.
