Boxford home sales cluster above $1 million as median hits $1,058,000

BOXFORD -- Fourteen properties changed hands in Boxford between July 24 and Aug. 22, with disclosed sale prices ranging from $15,000 to $1,327,000 and a median of $1,058,000 among the eight transactions that included a sale price.

MARKET OVERVIEW Essex County Registry of Deeds records show 14 recorded transfers in Boxford during the period, eight with disclosed consideration amounts and six without. Among the eight disclosed sales, prices ranged from $15,000 to $1,327,000, with a median of $1,058,000. Six of the eight disclosed sales exceeded $1 million. Fourteen recorded transfers is a notable volume for a single month in a town of Boxford's size, though the high share of undisclosed prices, six of 14, limits a full picture of the period's total dollar activity.

TOP SALES The month's highest-priced transaction was 39 Joseph Smith Lane Extension, Lot 5, which sold for $1,327,000 on Aug. 21. Charles W. Sears sold the property to Corinne Rachel Skala. At 261 Ipswich Road, Parcels A and B sold for $1,240,000 on Aug. 4, with Matthew Lipinski selling to Aofan Xu. A property at 12 Parish Lane, Lot 3, sold for $1,155,000 on Aug. 6; Kurt Edwards sold to Donald Ryan Dryburgh. At 9 Towne Road, Lot 1, the sale price was $1,091,000, recorded Aug. 14, with Craig L. Kurtz selling to Kyle Gregory Sawyer. Rounding out the top five, 82 Spofford Road, Lot 2, sold for $1,025,000 on July 30, with Marc Harris Brovender selling to Courtney A. Hamm.

NEIGHBORHOOD BREAKDOWN Spofford Road was the only street with more than one recorded sale in the period: 82 Spofford Road, Lot 2, sold for $1,025,000, while 137 Spofford Road sold for $15,000, the lowest disclosed price of the month. By price tier among disclosed sales, one transaction fell under $500,000 (the $15,000 Spofford Road sale), two fell between $500,000 and $1 million (10 Highland Road at $550,000 and 11 Hemlock Road, Lot 8, at $785,000), and five exceeded $1 million (Joseph Smith Lane Extension, Ipswich Road, Parish Lane, Towne Road and Spofford Road at $1,025,000). Hawxwell to 18 Silvermine Road Nominee Trust); and 176 Topsfield Road (Marc Bruno to the Marc & Marlene Bruno Family Revocable Trust). The sixth undisclosed-price sale, 123 Washington Street, involved unrelated names, Mark W. Welsh selling to Craig S. Robertson. Deed records for the period do not include bedroom, bathroom or square-footage data, so no price-per-square-foot comparisons are possible.
